Maintenance Technician

Maintenance Technician Responsible for assisting in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Also handles the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community maintenance and regular/daily onsite attendance. Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner. Ensure repairs and replacements for community common areas and units. Assist with scheduling and performance of all maintenance/repair-related turn events. Attend to daily cleanup of exterior grounds, breezeways, and common areas. Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs. Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous conditions or liability concerns. Maintain preventive maintenance program to extend community life while minimizing future repairs. Understand and follow Asset key policy. Keep maintenance shop well‑organized, stocked, and compliant with safety standards and OSHA guidelines. Assist Supervisor with hazard communications program; teach and promote safe work practices. Participate in unit inspections as requested. Assist Supervisor with monitoring inventory of equipment and supplies as requested. Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc. Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit. Report observed violations of community rules and regulations to Supervisor and/or Community Manager. Participate in on‑call emergency at community. Use property resources, equipment, and supplies economically. Perform additional tasks and responsibilities requested by Supervisor and Community Manager. Manage excellent customer service and monitor service request turnaround and responsiveness. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce delegated community policies. Education and Experience High School Diploma or Equivalent. Basic computer skills required; ability to understand and perform all on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular movement between work sites; ascension/descension of ladders, stairs, ramps, and step stools. Ability to lift and move objects up to 100+ lbs., operate machinery, power tools, and motor vehicles or golf carts. Work in various environments, including tight and confined spaces, overhead positions, and flat or uneven terrain. Work under outdoor weather conditions can experience low and high temperatures and exposure to hazardous chemicals. May be required to work overtime, weekends, night hours (on‑call emergencies). Occasional standing or sitting for prolonged periods. License / Equipment Reliable transportation required for on‑call duties.
