What we are looking for We are hiring a Senior Manager, Institutional Sales & Partnerships to grow AvantStay's portfolio of institutionally owned properties. You will own the full sales cycle with institutional investors in residential real estate — private equity funds, family offices, developers, SFR/STR aggregators, and asset managers — positioning AvantStay as their management and performance partner of choice. This is a quota-carrying, heavily incentivized role for a closer who understands both hospitality economics and how institutional capital underwrites residential assets. You will be based in Miami and travel up to 25% of the time across the U.S. to meet investors, tour assets, and close deals. What you'll do Build a qualified pipeline of institutional property owners and allocators — funds, family offices, developers, and investment platforms through outbound prospecting, referrals, conferences, and your own network. Own the full sales cycle: sourcing, pitching, underwriting support, negotiation, and contract close for multi-unit and portfolio-level management agreements. Deliver compelling, numbers-driven proposals (revenue projections, market analyses, and performance track records) in partnership with our revenue management, real estate, and operations teams. Work with developers and new-construction partners to structure management and licensing partnerships for purpose-built short-term rental and hospitality-anchored residential projects. Synthesize market intelligence: what institutions are buying, where cap rates are moving, and what products we should build next. Exceed aggressive quarterly and annual targets for units under management, contracted revenue, and portfolio growth. What you bring 5-8+ years of quota-carrying B2B sales or business development experience in real estate, hospitality, proptech, or investment management An existing network among institutional residential investors (funds, family offices, developers, or SFR/STR platforms) strongly preferred. Fluency in real estate investment fundamentals: underwriting, NOI, cap rates, RevPAR/ADR economics, and how management fees affect asset returns. Consultative selling skills with the executive presence to run a room of investment committee members, with the persistence to work a 6–12 month enterprise deal to close. Strong financial modeling and proposal skills; comfort building and defending revenue projections. Willingness and availability to travel up to 25% of the time within the U.S. Based in, or willing to relocate to, the Miami area. Bachelor's degree or equivalent practical experience; an active Florida real estate license is a plus, not a requirement. Compensation and logistics This role is built for someone who wants their compensation tied directly to what they close. The package includes a competitive base salary plus an uncapped commission and bonus structure driven by units signed, contracted revenue, and portfolio growth, with accelerators for exceeding target. On-target earnings are heavily weighted toward variable pay, and top performers will out-earn their base substantially.
