In this role, you'll work closely with the Community Manager and Resident Services Supervisor to ensure the property is operating at its best. From completing repair requests and apartment turnarounds to maintaining grounds and common areas, you'll play a vital role in creating an exceptional living experience for our residents.

What You'll Do

Property Maintenance & Repairs

• Complete maintenance service requests in a timely manner.
• Perform basic electrical repairs, including outlets, switches, fixtures, and appliances.
• Perform plumbing repairs such as clearing drain stoppages, replacing faucets, fittings, and fixtures.
• Repair or replace tiles, screens, locks, blinds, garbage disposals, appliances, and other property components.
• Complete interior and exterior painting projects as assigned.
• Assist with carpentry projects, including doors, shelving, windows, and general repairs.
• Support repairs involving concrete, roofing, fencing, masonry, and signage.

Apartment Turnovers & Inspections

• Assist with preparing vacant apartments for new residents.
• Participate in move-in and move-out inspections.
• Assist with annual apartment inspections and preventative maintenance initiatives.
• Help ensure apartments are ready for occupancy and meet community standards.

Grounds & Community Appearance

• Maintain the cleanliness and appearance of common areas and grounds.
• Perform custodial duties including sweeping, mopping, vacuuming, trash removal, and window cleaning.
• Monitor community conditions and proactively communicate maintenance concerns.

Team & Operational Support

• Assist with inventory management and maintenance supply control.
• Maintain clean, organized, and safe maintenance shop and storage areas.
• Work with vendors and understand current service contracts.
• Participate in after-hours emergency response rotations, including evenings, weekends, and holidays.
• Support team members and other properties when needed.

What We're Looking For

Required Qualifications

• Minimum of 1 year of recent property management maintenance experience or related maintenance experience.
• Working knowledge of basic electrical, plumbing, carpentry, painting, and general maintenance repairs.
• Ability to work independently and prioritize responsibilities with minimal supervision.
• Strong problem-solving and customer service skills.
• Valid California Driver's License and reliable transportation.
• High School Diploma, GED, or an equivalent combination of experience and technical certifications.

Preferred Qualifications

• Two or more years of apartment maintenance experience.
• Bilingual English/Spanish communication skills.
• Experience with apartment turnovers, inspections, and work order management.
• Technical certifications related to maintenance trades.

Physical Requirements

This position regularly requires:

• Walking, standing, bending, kneeling, and crawling.
• Lifting, carrying, pushing, and pulling up to 25 pounds.
• Working indoors and outdoors in various weather conditions.
• Operating tools, equipment, vehicles, computers, and office equipment as needed.

Schedule & Availability

This is a non-exempt position and includes participation in an on-call emergency response rotation. Team members must be able to respond to emergency maintenance calls within 30 minutes when scheduled.
