Precision Investments is a fast-growing commercial real estate investment firm focused on the acquisition and repositioning of value-add shopping centers across Texas. With 14 acquisitions to date -- totaling over 350,000 square feet and 130+ tenants -- we are building one of the most active retail portfolios in the state. We move fast, build from scratch, and give our people real ownership over their function.

The Role

This is a department leadership seat, not a senior project manager role with a bigger title. The Director of Construction & Capital Projects owns the full construction and capital improvement function at Precision -- setting strategy, building the operating system, managing the team, and serving as the single voice of construction to ownership.

The right person is linear, process-driven, and accountability-oriented. You build checklists because that is how you think. You track 30 projects simultaneously without being asked. You bring solutions to leadership, not status updates.

What You Will Own

Department Leadership

• Lead the construction department, directly managing three reports across field operations and office/project support
• Set the operating rhythm -- regular one-on-ones, project reviews, and accountability check-ins
• Build and maintain the systems, processes, and standards the team runs on
• Identify gaps in capacity or process and bring solutions to leadership proactively

Portfolio Oversight

• Maintain a master view of all active construction and renovation projects across the portfolio
• Own the project management platform -- adoption, accuracy, and consistent team usage
• Ensure every project has a clear scope, budget, timeline
• Monitor project health across the portfolio and surface risks before they become problems

CapEx Budgeting

• Own CapEx budgets across all active projects -- build them, maintain them, track actuals against them
• Flag variances early with recommended corrective action
• Support due diligence on acquisitions by coordinating cost estimates and contractor input
• Oversee construction documentation for EDC incentive grant packages

On-Site Presence

• Conduct regular site visits across DFW properties
• Occasional travel to Houston properties as needed to support active projects

Leadership Reporting

• Serve as the single voice of the construction department to principals
• Attend and present at weekly Asset Management and Pipeline meetings
• Bring decisions, risks, and resource needs forward proactively -- never in response to being asked

What This Role Is Not

• This is not a field role. You run the department from the office, not the job site.
• This is not a generalist ops role. Construction and capital project management is the entire focus.
• This is not a VP seat yet -- but it is the path to one as the portfolio scales.

Ideal Background

• 5+ years in construction project management, preferably on the owner/operator side in commercial real estate
• Experience managing multiple concurrent projects and vendor relationships across multiple markets
• Track record of building or improving systems -- processes, checklists, accountability frameworks
• Comfortable in a fast-paced, high-ambiguity environment where priorities shift and urgency is the default
• PMP certification is preferred but not required
• Understands commercial real estate fundamentals -- lease structures, TI construction, value-add repositioning
