Maintenance Supervisor

Responsibilities Resident Relations + Customer Service: Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency. Projects a favorable image of the community and ensures consistency, follow-up, and follow-through in dealing with residents on all matters. Enforces policies delegated by the Community Manager. Maintenance Management: Coordinates, schedules, and responds to resident/management requests and work orders. Ensures all repairs and replacements for community common areas and units. Supports cost‑cutting and expense control by fixing rather than replacing parts when possible and managing inventory within budget. Maintains a preventative maintenance program, a well‑organized maintenance shop, hazard communication program, and safety standards. Manages unit inspections, key control, accurate records, on‑call emergency participation, and vendor bidding. Staff Leadership: Challenges team members to achieve higher performance, develops standards for cleanliness and appearance of grounds and common areas, supervises and schedules maintenance activities, monitors work progress, provides assistance and instruction, and input on employee performance evaluations. Conducts regularly scheduled safety meetings and maintains up‑to‑date MSDS sheets. Adherence to Property Management Rules, Regulations, and Guidelines: Practices proper safety techniques, reports mechanical or electrical malfunctions, follows policies and procedures, reports violations, and complies with federal and local laws including Fair Housing and ADA. Physical Demands & Working Conditions: Classified as essential staff with required reporting, including during inclement weather. Involves frequent standing and walking, reading, comprehending, writing, communicating verbally, and occasional squatting, bending, twisting, pushing, pulling. May travel to sister communities for maintenance support. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience required. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications are highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer‑service skills. Must be available for on‑call and weekend work.
