Land Development Manager – Commercial

Location: Fort Worth / North Texas - Avondale Development Group
Job Type: Full-Time
Salary: $110,000 – $130,000

Position Overview

We are seeking an experienced and highly motivated Land Manager to join our development team and oversee the coordination of land acquisition, due diligence, entitlement, and development activities for commercial projects, working closely with internal and external project partners to ensure successful project delivery.. The ideal candidate will have a strong understanding of site selection, municipal approvals, utility coordination, and development processes, with the ability to manage multiple projects simultaneously from acquisition through construction readiness.

This position plays a critical role in identifying new development opportunities, coordinating consultants, managing project schedules, and ensuring projects are delivered on time and within budget.

Key Responsibilities

Land Acquisition & Site Selection

• Identify, evaluate, and secure commercial development opportunities.
• Conduct market research and feasibility analyses.
• Negotiate letters of intent, purchase agreements, and land contracts.
• Develop and maintain relationships with brokers, landowners, municipalities, and economic development organizations.

Due Diligence

• Coordinate environmental, geotechnical, survey, and title reviews.
• Evaluate zoning, land use regulations, utility availability, and development constraints.
• Manage due diligence schedules and budgets.
• Prepare acquisition summaries and risk assessments for executive review.

Entitlements & Permitting

• Lead rezoning, platting, site plan, and permitting processes.
• Coordinate with municipal staff, utility providers, engineers, and consultants.
• Attend planning and zoning meetings, city council meetings, and public hearings.
• Track approval timelines and ensure compliance with local regulations.

Development Management

• Manage civil engineers, architects, surveyors, and other consultants.
• Oversee utility planning and infrastructure coordination.
• Monitor project budgets, schedules, and milestones.
• Identify and resolve development challenges proactively.

Financial & Strategic Planning

• Assist in project underwriting and development budgets.
• Analyze development costs and return projections.
• Provide regular project status reports to senior leadership.
• Support long-term land and development strategies.

Qualifications

Required

• Bachelor's degree in a related field.
• 5+ years of experience in commercial land development, real estate development, land acquisition, or related field.
• Strong understanding of zoning, platting, permitting, and municipal approval processes.
• Experience coordinating engineers, architects, surveyors, and utility providers.
• Excellent negotiation and communication skills.
• Strong organizational and project management abilities.
• Proficiency with Microsoft Office Suite and project management software.

Preferred

• Experience with office and retail developments.
• Existing relationships with municipalities, brokers, and consultants in North Texas.
• Knowledge of development budgeting and financial analysis.
• Familiarity with AutoCad or similar programs.
