Senior Technical Facility Manager — People Leader

The Senior Technical Facility Manager — People Leader is accountable for the safe, reliable, and efficient operation of mission critical facilities and critical environment infrastructure across an assigned Data Center, campus, region, or multi-site portfolio. This role serves as a senior technical authority for critical facility operations, supporting uptime, availability, business continuity, operational readiness, regulatory compliance, capital planning, and long-term infrastructure reliability. This position leads a team of Technical Facility Managers, Facility Engineers, Operating Engineers, or other facility personnel while also managing contracted service providers, vendor partners, consultants, and contractors. The role is responsible for setting operational priorities, developing team capability, ensuring consistent execution of standards, and advancing a high-performing culture focused on safety, reliability, customer service, and operational excellence. The Senior Technical Facility Manager provides leadership and technical oversight for complex electrical, mechanical, critical power, HVAC, building automation, fire life safety, and infrastructure systems. The role partners closely with Corporate Real Estate leadership, property management, technology teams, security, risk, business continuity, procurement, finance, project management, and external service providers to ensure facilities are operated and maintained in accordance with business requirements, critical environment standards, and enterprise risk expectations. Key Responsibilities Own safe and reliable day-to-day operations of assigned critical facilities, data center, campus, region, or multi-site portfolio, or critical environment spaces, with accountability for up-time, infrastructure availability, operational readiness, and customer service excellence. Lead execution of operating standards, engineering procedures, change management practices, maintenance strategies, and business continuity expectations across the assigned portfolio. Serve as a senior site or regional technical authority for critical facility infrastructure, including review and approval of operational risk assessments, incident response documentation, root cause analysis, and corrective action plans. Develop, implement, and sustain preventive, predictive, and corrective maintenance programs for critical electrical, mechanical, HVAC, life safety, and building automation systems. Ensure maintenance activities are properly planned, scheduled, documented, and executed using approved procedures, MOPs, SOPs, EOPs, change controls, and CMMS/work order processes. Lead or support incident response, emergency operations, escalation management, root cause analysis, after-action reviews, and corrective action closure. Maintain accountability for regional or multi-campus operating and capital budgets, including budget development, forecasting, variance analysis, cost control, emergency expenditure planning, and value-add opportunities. Partners with project management, engineering, design consultants, construction teams, technology stakeholders, and vendors to support complex capital projects, infrastructure upgrades, commissioning, turnover, and operational acceptance. Review and provide technical input on engineering design documents, sequence of operations, switching procedures, infrastructure upgrades, and critical environment modifications. Own or support vendor contracts, service delivery expectations, scope compliance, preventive maintenance execution, contract performance, issue escalation, and corrective action tracking. Ensure vendor and contractor work is performed safely, professionally, and in accordance with service agreements, site standards, safety protocols, change management requirements, and critical environment procedures. Lead operational risk management activities, including equipment condition assessments, infrastructure health checks, critical load reviews, contingency planning, and risk mitigation planning. Develop and maintain site standards, facility operating procedures, emergency response procedures, maintenance documentation, equipment status reporting, dashboards, and monthly operational updates. Ensure regulatory, safety, environmental, energy, indoor air quality, and compliance requirements are met and documented. Support business continuity planning, disaster recovery readiness, emergency response exercises, and operational preparedness for planned and unplanned events. Build strong partnerships with internal customers, CRE leadership, peer property managers, technology teams, security, finance, procurement, risk, and business stakeholders. Maintain readiness for after-hours support, emergency response, scheduled maintenance windows, critical projects, and business-impacting events. Leadership Expectations Directly lead, coach, mentor, and develop a team of Technical Facility Managers, Facility Engineers, Operating Engineers, or other facility personnel. Establish clear team priorities, expectations, performance objectives, operating rhythms, and accountability mechanisms aligned to business outcomes including accountability routines and audits for contracted service providers. Hire, onboard, train, evaluate, and develop employees to support current operating needs and future-state critical environment capability. Conduct performance management activities, including mid-year and year-end reviews, pay-performance input, performance improvement planning, recognition, and corrective action when required. Build team capability through technical training, knowledge transfer, competency development, cross-training, and readiness planning. Develop leaders and maintain succession plans for key technical and operational roles. Plan and allocate workload, staffing, overtime, coverage, and resources to support daily operations, maintenance activities, project execution, emergency response, and business continuity. Foster a high-performing, engaged team culture rooted in safety, ownership, accountability, inclusion, collaboration, and continuous improvement. Lead organizational change by communicating expectations clearly, reinforcing standards, and helping employees adopt new operating models, technologies, procedures, and business priorities. Model enterprise leadership behaviors, strong judgment, professional communication, and composure during high-pressure operating events. Technical Responsibilities Provide technical leadership for critical infrastructure systems, including electrical distribution, switchgear, transformers, UPS systems, batteries, generators, automatic transfer switches, power monitoring, HVAC systems, chillers, boilers, cooling towers, air handlers, CRAC/CRAH systems, pumps, water treatment systems, VAVs, FPBs, BAS/BMS/EMS platforms, fire life safety systems, and related building infrastructure. Interpret and review one-line diagrams, sequence of operations, control strategies, system drawings, operating procedures, commissioning documentation, and maintenance records. Develop, review, approve, and continuously improve MOPs, SOPs, EOPs, switching procedures, critical work plans, maintenance procedures, and change management documentation. Analyze equipment performance, maintenance history, trend data, alarm history, preventive maintenance results, and failure patterns to improve reliability and reduce operational risk. Review and approve root cause analysis for significant incidents, equipment failures, near misses, or operational disruptions. Lead or participate in engineering studies, condition assessments, infrastructure audits, reliability reviews, capacity planning, lifecycle planning, and risk mitigation efforts. Ensure critical parts inventory, stock replenishment, procurement coordination, and materials availability support reliable operations and timely response. Validate work order quality, maintenance documentation, photos, attachments, notes, asset history, and vendor invoicing support accurate records and timely vendor payment. Support energy management, environmental reporting, indoor air quality activities, and sustainability initiatives while protecting critical operations and reliability. Ensure contractors and operations personnel performing work in critical areas are trained, qualified, briefed, supervised, and aligned with approved procedures. What you have To ensure that we fulfill our promise of 'challenging the status quo,' this role has specific qualifications that successful candidates should have. Required qualifications: High school diploma or GED. Fifteen or more years of progressive experience supporting Class A commercial buildings, data centers, critical environments, central plants, corporate campuses, or mission-critical facilities. Ten or more years of experience supporting critical infrastructure operations, including MEP systems, critical power, data center operations, or high-availability environments. Eight or more years of people leadership experience, including employee development, coaching, performance management, succession planning, and team leadership. Demonstrated experience managing regional, multi-campus, or complex facility portfolios with accountability for uptime, operational risk, budgets, maintenance strategy, vendor performance, and customer service. Experience developing and executing preventive, predictive, and corrective maintenance programs using CMMS or similar work management systems. Experience managing operating and capital budgets, forecasting, variance reporting, cost-control initiatives, and capital planning. Experience leading incident response, emergency operations, root cause analysis, contingency planning, and business continuity readiness. Experience managing vendor contracts, service agreements, contractor performance, and safety compliance programs. Advanced knowledge of critical environment operations, infrastructure reliability, facility operations, maintenance strategy, and risk management. Strong understanding of electrical distribution, critical power systems, generators, transfer switches, UPS systems, HVAC systems, BAS/BMS platforms, fire-life-safety systems, and mechanical infrastructure. Strong leadership, coaching, employee development, stakeholder management, and communication skills. Ability to evaluate complex operational issues, assess risk, and communicate recommendations effectively to technical and non-technical stakeholders. Advanced proficiency with Microsoft Office, CMMS/work order systems, reporting platforms, and standard business applications. Ability to support after-hours events, emergency response activities, maintenance windows, and critical business events. Preferred qualifications: Bachelor’s degree or associate degree in engineering, building science, construction management, facilities management, electrical/mechanical technology, or a related technical field. Trade school certification, military technical training, OEM mechanical/electrical training, or equivalent technical experience. Universal CFC certification. Electrical, mechanical, operating engineer, or other applicable trade license. Professional Engineer (PE), Certified Energy Manager (CEM), or similar professional certification. Critical environment or data center certifications such as CDCTP, CDCMP, CDCDP, CDCPM, CDCSP, CDCEP, or CDCAP. Experience supporting engineering design reviews, commissioning activities, infrastructure modernization efforts, and complex capital projects in active critical environments. Work environment and physical requirements: Ability to work in commercial, campus, data center, mechanical, electrical, and critical facility environments. Ability to climb ladders, access equipment rooms, inspect roofs and mechanical spaces, and use appropriate personal protective equipment. Ability to lift up to 50 pounds in accordance with established safety guidelines. Willingness to travel to other sites within the assigned portfolio, including occasional overnight, weekend, and after-hours travel based on business needs. Availability to support scheduled and unscheduled maintenance activities, emergency response situations, and critical operational events.
