Responsibilities:

• Handle maintenance requests including appliances, plumbing, HVAC, electrical, gates, pools, and after‑hours emergencies.
• Prepare units by making apartments rent‑ready and performing preventive maintenance.
• Oversee maintenance staff by delegating work orders and participating in evaluations.
• Coordinate work with external contractors, monitor performance, and support property rehab projects.
• Maintain property and amenities including shop organization, inventory, grounds, cleaning tasks, and amenity areas.
• Manage inspections for safety systems, pools, elevators, lighting, and new‑construction QA.
• Complete administrative duties such as logging work orders, updating databases, planning daily tasks, and supporting budget goals.
• Provide resident service through professional communication, resolving issues, delivering notices, and assisting with resident events.

Requirements:

• 3 years maintenance experience (apartment maintenance experience preferred)
• 1-2 years maintenance supervisory experience
• Troubleshooting and problem-solving skills.
• Budget or basic business finance helpful.
• Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.
• Valid driver's license (free from major moving violations) and dependable transportation.

• Expected pay rate of $33.00 - $35.00 per hour.  You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job
