Position Summary

The Business Development Manager and Interim Manager of Operations is responsible for driving the strategic growth of our customer client base while temporarily executing and overseeing all regulated property management operations. This dual-focus position is key to achieving the business objectives of Real Property Management Top Tier. The ideal candidate builds connections through integrity, demonstrates strong leadership, and instills absolute trust in our corporate expertise.

Essential Responsibilities

1. Business Development & Client Acquisition (Permanent/Core Focus)

• · Developing a prospective new client base and signing new management clients;
• · Developing and presenting professional sales proposals;
• · Taking incoming phone leads and nurturing these leads through signed contracts;
• · Visiting client properties and delivering high-level proposals;
• · Managing sales CRM tool to ensure accurate tracking of all leads from inception through conversion;
• · Conduct rental market assessments to maximize asset yields;
• · Attending monthly investor club meetings and participating in local organizations as it relates to investor rental property;
• · Attending trade shows and industry organizations to network and promote the Real Property Management brand;
• · Acting as the spokesperson for Real Property Management Top Tier;
• · Performing rental property listing appraisals;
• · Maintaining an accurate record of all listing appraisals and new business;
• · Managing new business documentation and files;
• · Obtaining and providing property and client information to portfolio management team members;
• · Marketing to potential new owners;
• · Negotiate and sign Property Management Agreements;
• · Attending and participating in office meetings;
• · Attending and participating in training sessions as directed by the Manager;
• · Adhering to all procedures required in this role; and
• · Providing feedback for and participating in the continuous improvement of procedures and processes.

2. Regulated Property Operations (Temporary Oversight)

• Negotiate and sign Property Management Agreements (PMA) in compliance with TREC standards;
• Negotiate and sign Lease Agreements in compliance with TREC standards:
• Manage tenancy applications;
• Open doors to show Units to potential tenants:
• Know and understand residential tenancy according to Chapter 92 of the Texas Property Code;
• Sign legally binding residential lease agreements;
• Oversee the processing, tracking, and compliance of funds into the Broker’s Trust and Escrow accounts;
• Sign checks from the Escrow accounts.
• Coordinate with the Leasing Agent to prepare compliant advertisements for available rental properties;
• Obtain and seamlessly transition property and client information to portfolio management team members; and
• Maintain regular, close contact with current clients to ensure world-class customer service.

Position Requirements

• Licensing: Active Real Estate Sales Agent License in the State of Texas in good standing (Required).
• Experience: 3+ years of proven, verifiable success in sales and desired property management experience.
• Local Knowledge: Deep familiarity with Brazoria and Harris Counties, Texas rental market and demographics.
• Language: Fully Bilingual (Fluent in English and Spanish).
• Technical Skills: Computer proficiency, specifically with Microsoft Office applications and sales CRMs.
• Compliance: Must operate in strict alignment with our Sponsoring Broker policies and be coverable under the company's Errors and Omissions (E&O) insurance policy.
• In-person position 5-days/week in our offices located in Pearland.

Performance Expectations & Metrics

• Proactively identify and target new prospective real estate investors or management portfolios.
• Maintain established corporate customer service standards across all activities.
• Meet or exceed monthly departmental income and door-count targets.
• Evaluated By: Monthly departmental performance reports and customer service surveys.

Compensation & Benefits

• Base Salary: $66,000 annualized.
• Incentives: Competitive commission structure based on generated income and signed units.
• Car allowance of $400 month.
• $40 montly Phone reimbursement allowance.
• Paid Time Off: 2 weeks of paid vacation per year.
