Senior Marketing Manager

Location: Onsite (5 Days Per Week) | Metro Detroit Area We are seeking a strategic and hands-on Senior Marketing Manager to lead and optimize a multi-location real estate marketing function. This individual will serve as the organization's marketing subject matter expert, driving marketing strategy, lead generation performance, digital advertising effectiveness, team leadership, and ROI analysis across a large portfolio of properties. The ideal candidate will bring deep expertise in paid media, demand generation , conversion optimization , marketing analytics , and team leadership AND have measurable results achieved such as lead growth , revenue impact , conversion improvements , traffic increases or other measurable outcomes . This role offers a unique opportunity to evaluate existing marketing programs, identify opportunities for improvement, and build scalable strategies that directly impact business growth. Key Responsibilities Lead overall marketing strategy across a large portfolio of residential real estate properties. Evaluate current marketing initiatives and develop data-driven recommendations to improve performance. Provide strategic guidance on channel mix, budget allocation, campaign effectiveness, and customer acquisition efforts. Act as the primary marketing expert and thought partner to executive leadership and operational stakeholders. Present marketing insights, recommendations, and performance metrics to leadership teams and property stakeholders. Demand Generation & Digital Marketing Oversee paid media programs including Google Ads, Meta/Facebook advertising, and related digital marketing channels. Develop and optimize lead generation strategies to improve both lead quality and lead volume. Analyze full-funnel performance, conversion rates, customer journeys, and marketing attribution. Identify drop-off points within the lead funnel and implement improvements to increase conversions. Establish meaningful KPIs and reporting frameworks that measure true business outcomes rather than vanity metrics. [ Analytics & Performance Management Monitor marketing ROI and evaluate the effectiveness of marketing investments. Assess campaign performance across multiple markets, properties, budgets, and audience segments. Provide actionable insights and recommendations based on data analysis. Partner with sales and operational teams to align marketing initiatives with revenue and occupancy goals. Develop dashboards and reporting processes that improve visibility into marketing performance. Lead and mentor a team of marketing professionals, digital specialists, and creative resources. Evaluate organizational structure, workflows, and team responsibilities to ensure the marketing function is positioned for long-term success. Collaborate with internal stakeholders and external partners to drive execution and continuous improvement. Assess opportunities for process improvements, resource allocation, and team optimization. Required Experience 7+ years of marketing leadership experience. Proven success managing digital marketing, paid media, lead generation, and demand generation initiatives. Strong background in Google Ads, Meta/Facebook advertising, conversion optimization, and performance marketing. Experience analyzing customer acquisition funnels and marketing ROI. Demonstrated ability to translate marketing performance into actionable business insights. Experience working cross-functionally with sales, operations, and executive leadership teams. Prior people leadership experience, including managing direct reports and/or agency partners. Preferred Experience Experience within commercial or residential real estate is highly desirable but not required.
