Lead Maintenance TechnicianThe Lead Maintenance Technician is responsible for inspecting and troubleshooting mechanical issues and performing ongoing facility maintenance and repairs. The Lead Maintenance Technician provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service.ResponsibilitiesEvaluates systems or facilities to determine maintenance or repairs that need to be performed.Responsible for overall maintenance and physical appearance of interior and exterior of the building and common areasConducts daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities, including monthly facility, building, and street light checksCollaborates with team members and inspects work performed; delegates assignments as instructed by Maintenance Supervisor and/or Property ManagerEnsure that all safety and OSHA regulations are followed by teammates, including proper use of PPE'sResponds to emergencies in the building as needed and maintains thorough knowledge and understanding of the emergency equipment and procedures established by Management.Assists with hurricane preparation before, during and after a storm.Provides inspection reports and/or checklists to Maintenance Supervisor and/or Property Manager detailing property condition, safety issues and any other critical items.Responsible for stocking and organizing inventory of parts, supplies, and materials while ensuring all inventory purchases have proper approval from Maintenance Supervisor and/or Property ManagerOther duties and responsibilities as assigned.Directly manage 1 or more teammatesCarry out supervisory responsibilities in accordance with Castle's policies and applicable laws.Responsibilities may include interviewing, hiring, and training, developing and mentoring employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.QualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Education and ExperienceHigh school diploma or equivalency required.2+ years as a Maintenance Technician or similar positionAdditional vocational training and certifications such as HVAC, CPO certification or other certifications may be requiredKnowledge and understanding of Material Safety Data Sheet (MSDS) requiredIntermediate knowledge and understanding of irrigation, pest control, and landscaping.Position will require a valid Driver's License.Skills and AbilitiesOperate mechanical and electrical machinery/equipment (i.e. blowers, power washer, etc.)Excellent verbal and written communication skills.Excellent interpersonal and organizational skills and attention to detailStrong analytical and problem-solving skills.Ability to prioritize tasks and to delegate them when appropriate.Ability to act with integrity, professionalism, and confidentiality.Communicate, receive, and exchange ideas and information by means of spoken and written.Strong customer service, communication, and interpersonal skills to help create effective customer-focused relationships with all levels within the organization.Able to work under tight deadlines and use time effectively based on key priorities.Basic command of computer hardware/software is requiredPhysical RequirementsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
