Join us on the journey to redefine car care standards, one sparkling vehicle at a time.BASIC FUNCTIONThe Real Estate Acquisitions Manager will play a critical role in supporting Tidal Wave’s aggressive growth strategy by identifying, analyzing, and securing high-quality real estate sites for new car wash locations across multiple states. This role requires a strategic thinker with strong analytical skills, deep market knowledge, and a passion for building relationships that drive results.ESSENTIAL RESPONSIBILITIESSite Sourcing & EvaluationIdentify and evaluate new development opportunities in high-growth marketsBuild and maintain broker relationships to generate a strong pipeline of qualified sitesConduct site visits and preliminary feasibility assessments for car wash developmentDue Diligence & Financial AnalysisAnalyze site-specific data including traffic counts, zoning, demographics, and competitionWork with internal teams to prepare financial models and return projectionsCoordinate with legal and development teams on environmental, title, and entitlement reviewsDeal ExecutionLead negotiations for Letters of Intent (LOIs), Purchase & Sale Agreements, and other key deal documentsManage real estate transactions from offer through closing, collaborating with key stakeholders throughout the processCross-Functional CollaborationPartner with construction, legal, operations, and finance teams to ensure a smooth handoff from acquisition to developmentTrack acquisition milestones and provide regular updates to leadership on pipeline and project statusQUALIFICATIONS & SKILLSBachelor’s degree in real estate, Business, Finance, or related fieldProven track record of sourcing and securing high-traffic retail sites5+ years of experience in real estate acquisitions or development, ideally in multi-site retail or service-based industriesStrong financial modeling and analytical skillsExcellent negotiation, communication, and relationship-building abilitiesAbility to travel regularly across assigned marketsFamiliarity with express car wash, gas station, convenience store, or QSR developmentKnowledge of zoning, permitting, and entitlement processes in multiple jurisdictionsReal estate license (a plus, not required)OTHER REQUIREMENTSCan pass a drug test and criminal background check.Legally eligible to work in the United StatesMay require flexibility in work schedule, including work outside of standard business hoursTravel may be required on behalf of the Company to support business operationsAs a SHJ Construction Team Member, you will enjoy our Benefits Program to help secure your financial future and preserve your health and well-being, including:PTO is based on the company’s PTO policy.Eligibility for health, dental, and vision coverage subject to 30 day waiting period.Eligibility for 401(K), subject to plan terms.Eligibility for benefits such as life insurance, short- and long-term disability, hospital indemnity, critical illness, and accidental, subject to 30 day waiting period.Company-paid holidays.**Must enroll in New Hire Benefits within 30 days of the date of hire for coverage to take effect.The equal employment opportunity policy of SHJ Construction provides for a fair and equal employment opportunity for all associates and job applicants regardless of race, color, religious creed, national origin, ancestry, age, gender, pregnancy, sexual orientation, gender identity, marital status, familial status, disability or genetic information, in compliance with applicable federal, state and local law.
