Maintenance Supervisor

Senior Maintenance Person This position is the senior level maintenance person on site and is responsible for the overall physical condition of the asset. Essential Duties: Prepare & maintain the operating and capital budgets Purchase all parts, supplies and equipment necessary to achieve the site's goals Ensures that all purchases are made at the best possible price Prepare scope of work for projects that are to be contracted out Negotiate and/or solicit bids for contract work per the approved budget Process intermediate payroll, ensuring that time cards are error free Monitors overtime usage and adjust schedules as necessary to maintain budget integrity Develop and direct the preventative maintenance programs for all structures, mechanical systems, equipment and motor vehicles Completes all service request within 48-hours of the call Maintains all grounds, including daily trash removal, snow and ice removal and monitors contractors of landscape services Rehabilitate apartments for new move-ins Maintain all maintenance and repair records on the site Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc. Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations Recruit, train and inspire qualified staff members Plan, schedule and supervise daily activities Prepare employee evaluations Vacant utility expense controls Physically inspect the asset and take appropriate action to protect the asset Conduct regular safety inspections of the site, correct any unsafe practice or situation and re-train staff as necessary Other duties as may be necessary to achieve the owners goals and objectives Reports to: This position reports to the Regional Manager, Director of Operation, Vice President of Property Management or other member of the corporate team as directed.
