Director of Real Estate

Develop and execute a real estate strategy to support organizational growth, market expansion, relocations, and portfolio optimization. Identify, evaluate, and secure new site opportunities through market research, networking, and business development efforts. Build and maintain a pipeline of prospective real estate opportunities. Partner with executive leadership and cross-functional teams to prioritize expansion initiatives and market strategies. Lead commercial real estate transactions, including site selection, lease negotiations, renewals, relocations, restructures, and dispositions. Negotiate favorable lease terms and agreements that align with business and financial objectives. Manage relationships with landlords, brokers, developers, attorneys, and other external partners. Analyze financial performance of proposed transactions, including occupancy costs, return on investment, and long-term value. Oversee development projects from site selection through design, construction, and operational turnover. Establish project budgets, schedules, and milestones while ensuring projects remain on time and within budget. Collaborate with architects, engineers, contractors, and internal stakeholders to ensure successful project execution. Evaluate existing locations and recommend strategies to optimize portfolio performance. Support facility planning and real estate due diligence for growth initiatives. Develop scalable processes, reporting tools, and best practices to improve the efficiency of the real estate function. Monitor project pipelines, capital expenditures, timelines, and key performance indicators. Manage external consultants, brokerage partners, contractors, and vendors. Provide strategic real estate guidance and recommendations to executive leadership. Qualifications: Bachelor's degree in Real Estate, Finance, Business, Construction Management, or a related field preferred. 8+ years of experience in commercial real estate, corporate real estate, development, or a related discipline. Proven experience managing the full commercial real estate lifecycle, including site selection, lease negotiations, transaction management, and portfolio optimization. Demonstrated success leading multi-site expansion and development initiatives. Experience overseeing construction and development projects from planning through completion. Strong financial and analytical skills with the ability to evaluate investment opportunities and project performance. Ability to manage multiple projects and priorities in a fast-paced, growth-oriented environment. Experience developing scalable processes, reporting, and operational best practices. Experience supporting multi-location organizations in industries such as healthcare, retail, hospitality, or restaurant operations is preferred. Experience working within a high-growth organization is a plus.
