Leasing Specialist

Summary This position is primarily responsible for interacting directly with prospective and current residents to achieve maximum occupancy and revenue. It also handles the entire sales process, including marketing, lead management, touring, closing, and providing unparalleled customer service to prospects and residents. Essential Duties and Responsibilities Maintain an excellent customer service relationship. Adhere to Panther Residential Management Standard Operating Procedures. Leases apartments and sells the products and services of the property to prospects. Respond to internet leads, answer prospect calls, and conduct property tours following the guidelines outlined in the mystery shop forms. Work to optimize occupancy while maximizing effective leased rent. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages. Maintain thorough product knowledge of the property and major competitors. Prepare and possess thorough knowledge of all lease‑related paperwork. Maintain prospect traffic and leasing data and assist with other computer data entry as necessary. Deliver resident gifts; inspect units for move‑ins to ensure units are ready. Assist with planning and hosting of resident functions. Audit all lease and renewal files for key controls and submit bonuses to the Community Manager. Review guest cards to ensure entry and follow‑up, and monitor any traffic trends. Supervisory Responsibilities This job has no supervisory responsibilities. Company provided apparel and uniforms. Requirements Education and/or Experience: High school diploma or GED; one to three months of related experience and/or training recommended but not required. Language Skills: Ability to read and interpret documents such as safety rules, operating instructions, and procedure manuals; write routine reports and correspondence; read and write English fluently. Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure; compute rates, ratios, and percentages; draw and interpret bar graphs. Reasoning Ability: Apply common sense to carry out written, oral, or diagram instructions; solve problems with multiple concrete variables. Computer Skills: Knowledge of Internet, Spreadsheet (Excel), Word, Outlook, PowerPoint, Publisher; ability to learn and operate Onesite. Certificates, Licenses, Registrations: Valid driver license and acceptable motor vehicle record. Position requires personal vehicle to fulfill all job functions. Must work any of the seven days of the week, 52 weeks of the year, including consistent scheduled hours and overtime when necessary. May be on‑call as scheduled. Physical demands include sitting, handling, reaching, standing, walking, and occasional lifting up to 20 pounds. Vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
