Apartment Maintenance Technician

Trimark Property Management is looking for an experienced, dependable, and well-rounded Apartment Maintenance Technician to join our team and help maintain our residential apartment communities throughout the Auburn and Buckley area.

This is a hands-on, year-round position for someone who enjoys variety, takes pride in their work, and is comfortable tackling the day-to-day maintenance needs that come with apartment communities.

No two days are exactly the same. You may be troubleshooting a plumbing issue in the morning, repairing drywall or an appliance in the afternoon, and helping prepare a vacant apartment for a new resident the next day.

We are looking for someone who can identify problems, find practical solutions, complete quality repairs, and jump in wherever needed to keep our properties clean, safe, functional, and well maintained.

What You'll Do Maintenance & Repairs

• Complete resident maintenance requests and work orders from start to finish
• Diagnose and troubleshoot common apartment maintenance issues
• Perform common plumbing repairs involving faucets, toilets, drains, garbage disposals, supply lines, leaks, and fixtures
• Troubleshoot electrical issues and perform electrical work when legally permitted and within your training and qualifications
• Recognize when electrical or other specialized work needs to be referred to a licensed professional
• Troubleshoot, repair, install, and replace household appliances when appropriate
• Repair doors, locks, handles, cabinets, drawers, shelving, blinds, and other hardware
• Complete drywall repairs, patching, texturing, caulking, and painting
• Perform minor carpentry and general building repairs
• Complete preventative maintenance and routine property inspections
• Identify and report water intrusion, safety hazards, property damage, and larger maintenance concerns
• Keep accurate records of completed and outstanding work orders
• Communicate professionally with residents, management, vendors, and other team members

Apartment Turnovers

Our maintenance team plays a major role in getting vacant apartments ready for incoming residents. Turnover responsibilities may include:

• Inspecting vacant units and identifying necessary repairs
• Completing apartment turns within established timelines
• Patching drywall, painting, caulking, and completing touch-ups
• Replacing damaged or worn fixtures and hardware
• Testing plumbing fixtures, lighting, appliances, smoke/CO alarms, locks, and other unit components
• Installing blinds, locks, fixtures, hardware, and other items
• Removing trash, abandoned belongings, and debris as directed
• Assisting with unit cleaning when needed, including kitchens, bathrooms, floors, cabinets, appliances, and windows
• Completing final walkthroughs and correcting outstanding items
• Ensuring apartments are clean, safe, functional, and move-in ready

Property & Grounds Maintenance

This position also helps us maintain the overall appearance and condition of our communities. Responsibilities may include:

• Maintaining hallways, stairwells, laundry rooms, storage areas, and other common spaces
• Picking up trash and debris throughout the properties
• Keeping dumpster and garbage areas clean and organized
• Performing minor exterior and building repairs
• Pressure washing and general property cleanup
• Assisting with seasonal and preventative maintenance projects
• Helping maintain a clean, safe, and professional appearance throughout our communities

What We're Looking For

We want an all-around maintenance professional who is dependable, resourceful, and willing to jump in wherever needed.

Experience in several of the following areas is highly preferred:

• Apartment or residential maintenance
• Plumbing repairs
• Electrical troubleshooting
• Appliance troubleshooting and repair
• Drywall, patching, and painting
• Basic carpentry
• Apartment turnovers
• Cleaning and property upkeep
• Preventative maintenance
• General maintenance troubleshooting and problem-solving

You do not need to be a licensed specialist in every trade. Employees are expected to perform only work they are legally permitted, trained, and qualified to perform. Work requiring a licensed or certified professional will be referred appropriately.

Requirements

• Previous apartment maintenance, residential maintenance, construction, handyman, or similar experience strongly preferred
• Strong troubleshooting and problem-solving skills
• Ability to work independently and manage multiple work orders and priorities
• Willingness to perform repairs, cleaning, turnovers, and general property upkeep
• Dependable attendance and a strong work ethic
• Professional and respectful when entering and working inside residents' homes
• Effective communication with residents, coworkers, management, and vendors
• Valid driver's license and reliable transportation required, as regular travel between company properties is an essential part of the position
• Ability to safely perform the physical duties of the position, including lifting and carrying maintenance supplies and equipment, with or without reasonable accommodation
• Occasional travel to our Auburn or Buckley-area properties may be required

Compensation & Benefits

Pay: $23.00–$35.00 per hour, depending on job-related experience, qualifications, and skills

Schedule: Full-time, year-round employment

Medical Insurance: Eligible employees may enroll in the company's medical insurance plan after completing 90 days of employment. Trimark Property Management currently pays 80% of the employee's medical insurance premium .

Paid Time Off: PTO is provided on an accrual basis in accordance with company policy.
