JOB DESCRIPTION

Reports to: Administrator
Director of Plant Operations

PURPOSE OF JOB POSITION
The primary purpose of the job position is to direct the overall operation of the Maintenance, Groundskeeping, Housekeeping, Laundry, Safety and Security, Transportation and Telephone Communications Service in accordance with the organization's plans and policies.

JOB RESPONSIBILITIES
*1. Plan, organize, staff, direct and coordinate the activities of assigned departments: Plant Operations, Maintenance, Groundskeeping, Housekeeping, Laund1y, Security, Transportation and Telecommunications.

1. Report on the status of assigned department operations to the Avery Heights Chief Operating  Officer on a regular basis.
2. Direct all plans and activities toward fulfillment of the Church Homes, Inc. Mission and Operating Plan.   
3. .Executes a program of work orders/requests to maintain facilities, equipment, vehicles and resident property in good repair.

1. Acts as liaison between Church Homes, Inc. and outside contractors. Evaluates whether work requires outside contractor or can be done in-house. Schedules and coordinates work to be done. Ensures outside services are properly completed and supervised in accordance with contract/work orders. Contract work includes but is not limited to the following:
   1. Interior & exterior facility and room painting.
   2. Roof repairs.
   3. Boiler repairs & cleaning.
   4. A/C start-up and repairs. 
   5. Refrigeration repairs.

1. f.  Elevator maintenance & repairs.
2. g.  Fire alarm and sprinkler systems inspection & repair. 
3. h.  Domestic water & sewer system repairs.
4. i. Fire hydrant & Water lines on the property.    
5. j..       Security services.
6. k.  Vehicle repair centers.
7. l.   Telephone & voice messaging communications.  
8. m.   Seasonal Landscaping.
9. Serves as Safety Officer.
   1. Safety Committee
      1. Buildings/Grounds audit committee
      2. Environmental rounds sub-committee.
      3. Life safety/ Fire drill evaluation sub-committee.
      4. Manages medical equipment
      5. Hazardous waste management
      6. Emergency preparedness and disaster subcommittee
      7. Oversees Utilities Systems
   2. Infection Control.
   3. Quality Assurance.
   4. Staff and resident security.
   5. Patient care policy review.
   6. Cottage Council.
   7. Various resident activities.

*7.    Budget Process.

1. Develop short- and long-term operating goals for all departments.
2. Develop and submit fiscal budgets.
3. Manage actual expenses in accordance with budget.

*8.    Manages a sound program of inventory control.

1. Maintains proper levels of consumable supplies, such as:
2. Fill out purchase orders and contacts vendors to place orders.
   1. Compare pricing using group purchasing plan when feasible.
   2. Checks merchandise against purchase orders and shipping slips.
   3. Codes invoice/bill for payment and submits to finance office for payment.
3. Keeps inventory listing with vendor, quantity, pricing and other pertinent information.

*9.    Preventative maintenance program. Assures that the plant and its equipment are properly
maintained.

1. Maintains list of equipment.
2. Maintains schedule of preventative maintenance.
3. Maintains a history of equipment repairs and costs.

• 10. Federal, state and local regulatory inspections.
  1. Acts as liaison between Church Homes, Inc. and inspectors for review of physical plant operations.
     1. Maintain records for inspectors' review.
     2. Tour facilities on request.
     3. Attend exit interview.
     4. Review any deficiencies reported and help formulate a plan of correction.

*11. Assists in plam1ing, developing, organizing, implementing, evaluating and the directing of   
facility and departmental policies.

*12. Department staffing.

1. Recruits, selects and trains competent department personnel through sound practices of:
   1. Interview and hiring.
   2. Day-one orientation.
   3. On-going in-service education.
   4. Employee performance evaluations.
2. Supervises, instructs and, if necessary, disciplines personnel.
   1. Educate staff in facility and department policy.
   2. Review of complaints and grievances.
   3. Make necessary oral/written reports to Administrator.
   4. Document verbal and written warnings, suspensions and terminations.

*13. Attends and participates in workshops, seminars and in-service programs to keep abreast of
c1ment trends and changes in procedures/technology.
14.    Performs all other duties as assigned by Administrator.

6. Engages in no activities that are not directly related to the facility's mission and the orders of the management staff. This includes prohibition of solicitation of funds for other organizations, sales or recruiting memberships in other organizations.
