Portfolio Manager| Student Housing

We’re partnering with a rapidly growing real estate investment and operating company focused exclusively on student housing to hire a Portfolio Manager. This is a highly visible role responsible for overseeing property operations and driving performance across a growing portfolio of student housing communities. The Portfolio Manager will work closely with senior leadership and onsite teams to improve occupancy, strengthen financial performance, and ensure consistent operating standards throughout the portfolio. This is an excellent opportunity for an experienced student housing or multifamily operator who understands how to translate portfolio-level strategy into strong property-level execution. What You’ll Do Oversee operational and financial performance across a multi-state portfolio of student housing communities. Provide leadership, support, and accountability to Property Managers and onsite teams. Develop and execute strategies to improve occupancy, pre-leasing, NOI, resident retention, and overall property performance. Monitor portfolio-wide metrics, including leasing velocity, concessions, delinquency, operating expenses, budget variances, and resident satisfaction. Lead annual budgeting, forecasting, business planning, and regular portfolio performance reviews. Partner with property teams to address operational challenges and implement property-specific action plans. Conduct regular property visits to evaluate staffing, leasing activity, maintenance standards, curb appeal, and the resident experience. Support the hiring, onboarding, coaching, and development of property-level leadership. Establish and reinforce consistent operating standards, policies, and best practices across the portfolio. Collaborate closely with ownership, asset management, accounting, marketing, maintenance, and acquisitions. Support the onboarding, stabilization, and integration of newly acquired communities. Identify opportunities to improve reporting, systems, staffing structures, and operating efficiency as the portfolio expands. What We’re Looking For 5+ years of property management experience within student housing or multifamily. Prior experience as a Portfolio Manager, Regional Manager, Area Manager, or comparable multi-property leadership role. Student housing experience strongly preferred. Proven experience overseeing multiple properties across one or more markets. Strong understanding of student housing leasing cycles, pre-leasing, renewals, and resident retention. Solid financial acumen, including budgeting, forecasting, expense management, NOI performance, and operational reporting. Demonstrated ability to coach property teams, address performance issues, and hold onsite leaders accountable. Experience implementing operating standards and improving underperforming properties. Familiarity with Entrata or a comparable property management platform. Willingness to travel regularly throughout the portfolio. Why Consider This Opportunity?
