Southern Land Company, a national real estate development and construction firm, is seeking a full-time Service Technician to join our dynamic team in Las Vegas, NV. Bria & Capella is offering an exciting opportunity for an individual who is passionate about providing world-class resident service. The successful candidate must possess excellent organizational and communication skills with a flawless attention to detail and a demonstrated ability to work independently.

Bria & Capella, a five-story mid-rise multifamily project and 22-story high-rise mixed-use project, currently known as Bria and Capella, respectively. Bria, the mid-rise, features 275 apartment homes, ranging from studios to one-bedroom. Capella is the first luxury high-rise apartment building in all of Las Vegas. It consists of 272 residences, including studios, one- and two-bedroom residences, and penthouses.

Each community boasts attractive amenity collections, including a resident lounge, concierge service, state-of-the-art fitness center and yoga studio, dog run, bike storage and tune shop, swimming pool and hot tub, and pool lounge with an outdoor bar, TVs, and grills, just to name a few.

Primary responsibilities include completing assigned work orders generated from resident requests for service, ensuring routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Other duties include completing the make-ready process to prepare vacant apartment homes for leasing and new move-ins, monitoring and replacing lights and light bulbs as necessary, repairing and/or replacing windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, mini blinds, faucets, sink plugs, washers, holes in the walls, dry wall patching and repair, painting and hangs drapes, repairing all appliances and reporting problems to Service Manager or Community Manager, monitoring and changing locks and keys as necessary, performing repairs to sinks and bathtubs, and minor repairs and replacement of bathroom tile, moving appliances, equipment, and furniture as needed in accordance with generally accepted safety precautions, performing routine preventative maintenance on equipment, handling make-readies in a timely manner as directed by Community Manager, following procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the community's maintenance shop, tracking inventory used, returning unused items to the established location, and notifying the Service Manager about re-ordering needs, completing documentation and other paperwork timely and accurately so that service requests can be appropriately documented and tracked, assisting in maintaining the grounds, common areas, and amenities, supporting cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment, periodically inspecting work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required, complying with company safety and risk-management policies by attending and participating in the community's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, reporting accidents and incidents promptly and accurately, demonstrating customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency, assisting in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management, following established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individuals, practicing proper safety techniques in accordance with the company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, associate/guest/resident injuries or accidents, or other safety issues appropriately, participating in on-going training by Service Manager and other resources as needed and/or required.

Qualifications, skills, and knowledge include a valid driver's license, availability to assist with after-hours emergency situations, preferred to provide own hand tools unless prohibited by state law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices, knowledge of OSHA requirements, knowledge of HVAC and Plumbing, knowledge of energy mgmt. systems (EMS) or building automated system (BAS), knowledge of lighting, power systems, and energy consumption, knowledge of communication and alarm systems, knowledge of basic interior and exterior building maintenance.

Additional requirements include availability for on-call rotation evenings and weekends as well as emergencies, this is a position which requires the Service Technician to frequently walk, stand and climb stairs in/around apartment homes, models, and properties, must also have the ability to operate computer equipment, speak, hear, bend, stoop, reach, ability to lift, move and carry up 25 lbs. regularly and on occasion up to 50 lbs. Finger dexterity is necessary, possible exposure to changing weather conditions and chemical fumes, must be reliable and present a positive, professional image and adhere to uniform and dress code, proficiency in customer service and interpersonal communication skills to effectively interact with co-workers, residents, vendors, and other business contacts. Respond courteously to questions and requests and stay calm when addressing and resolving customer problems, demonstrated ability to apply principles of logical thinking to define and correct problems, the ability to keep sensitive information highly confidential, strong interpersonal skills, and the ability to deal professionally with residents, vendors, and co-workers on the phone, email and in person, excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion, ability to work independently, prioritize work and ask for further clarification when necessary, ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.

Education, certifications and experience include 2+ years of experience in property management maintenance or equivalent experience, fair housing training (we can provide), all certifications as required by State and Local jurisdictions required, high school diploma or equivalent.
