Job Title Maintenance Technician, Multifamily Job Description Summary The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents, including quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. The Technician responds to residents' service needs and helps deliver superior customer service. ESSENTIAL JOB DUTIES Prepare make‑ready apartments, painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary tasks to provide quality move‑in experience. Respond to resident requests in a timely manner with a professional attitude. Apply knowledge of plumbing, HVAC, basic electrical, general carpentry, painting, and snow removal (if applicable). Maintain grounds, pools and hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe for residents. Participate in on‑call scheduling to respond to after‑hour emergencies. Report maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor. Perform maintenance tasks as scheduled by the Maintenance Supervisor. Ensure compliance with state, local, and federal fair housing laws. Attend and participate in required training programs. Perform all other duties as assigned, delivering superior customer service and representing the company professionally at all times. Adhere to uniform and professional appearance standards. Follow all safety procedures and safeguard all company tools and equipment. Maintain high productivity through reliable, punctual on‑site attendance and timely reporting of any tardiness or attendance issues to the immediate supervisor. Perform any other related duties as required or assigned. COMPETENCIES Valid driver’s license, EPA 608 – Minimum Type II and CPO or local city required certificate. Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions. Ability to compute rates, ratios, percentages and prepare and interpret bar graphs. Ability to solve problems involving several known variables in routine situations. Use of common sense to carry out written, oral or diagrammed instructions. Basic arithmetic skills: add, subtract, multiply, divide using whole numbers, fractions, decimals, and multiple units of measure. Ability to write routine reports and correspondence. Follow all safety procedures. IMPORTANT EDUCATION High School Diploma, GED, Trade, Technical, or Vocational school. IMPORTANT EXPERIENCE 1+ years of related experience. WORK ENVIRONMENT This position operates in a professional office environment, routinely using computers, phones, photocopiers, filing cabinets, and fax machines. It requires regular travel between properties in varying weather conditions. PHYSICAL DEMANDS Stand and walk for extended periods, ascend and descend staircases, ladders, and step stools, and travel outside between buildings. Remain stationary (sit or stand) for 85% of the time while operating office machinery. May travel up to 10% of the time. Exert up to 100 pounds occasionally or frequently and up to 100 pounds of force constantly to lift, carry, push, pull, or move objects.
