Job Description Summary The Community Marketing & Leasing Manager will lead marketing, print and internet advertising, and sales activities to achieve revenue, occupancy, resident retention, and leasing goals. Responsibilities Direct marketing, advertising, and sales activities to meet revenue and occupancy targets. Analyze market and competitor conditions and develop short‑ and long‑term marketing plans. Create print and internet advertising strategies and use property‑management software to generate sales and leasing reports. Collaborate with maintenance to ensure the community meets appearance and safety standards and maintain marketing materials. Lead the leasing process: generate and monitor traffic, qualify prospects, prepare lease documentation, and complete move‑in procedures. Review financial and operational reports to identify and resolve performance issues and present results to clients and owners. Oversee lease renewal programs and assist residents with move‑outs. Respond promptly to resident and client concerns and resolve problems. Recruit, train, and manage the leasing team in accordance with company policies. Required Licenses or Certifications State and local licenses or certifications as required. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bow, climb ladders, reach, carry objects, crawl in confined areas for extended periods. Work within and outside, regardless of weather conditions. Push, pull, lift, carry objects up to 25 lb independently and 50 lb with assistance. Travel may be required for training, meetings, or support of other properties. Work flexible hours including evenings, weekends, and holidays. Compensation Base salary plus bonus eligibility (corporate: quarterly or annual; on‑site: weekly, monthly, or quarterly).
