Maintenance Supervisor

Maintenance Supervisor ITo be a beacon of light by transforming lives in the Vincentian spirit of charity, justice, and mercy through interpersonal connectivity.The Maintenance Supervisor I performs various tasks that contribute to the overall maintenance and upkeep of all agency programs and their adjacent grounds and provides support to the Director of Facilities Maintenance & Director of Property Management. The position also supervises maintenance technicians and housekeepers as assigned.Essential Duties And Responsibilities:Assist and provide back up to the Facilities Maintenance Manager in ensuring that each and every building is operating at maximum efficiency and is safe and secure for employees, volunteers, clients, and visitorsResolve maintenance work orders using an online ticketing system, by using a variety of maintenance skills, including carpentry, plumbing, electrical, roofing, air conditioning, drywall repairs, painting, etc.Must be self-motivated and comfortable working independently and confidently solving maintenance issues.Perform preventative maintenance tasks, such as HVAC maintenance, changing light bulbs & ballasts, etc.Assist with lawn maintenance (weed trimming, spraying for weeds) and pest control as needed.Work with vendors to get estimates and ensure work is completed.Undertake special maintenance projects in all agency programs as directed.Log expenses, assist with purchasing and maintaining inventory, and other administrative tasks.Provide excellent customer service to tenants and internal staff.Work with co-workers and other departments as a part of a team.Responsible for regular on-call shifts for maintenance emergencies.Will be responsible for safety inspections and documentation, as well as resolving any insurance inspection items.Provide leadership and direct oversight of maintenance technicians and housekeepers and assist in evaluating employee performance and productivity.Assist the Director of Facilities Maintenance with implementing preventative maintenance programs across multiple locations.Conduct routine facility inspections to ensure properties meet agency maintenance standards, safety requirements, and housing program regulations.Support maintenance operations across multiple properties and assist with coverage during emergencies, staffing shortages, or large maintenance projects.Provide technical guidance to maintenance staff when complex repairs or building system issues arise.Assist with vendor coordination including developing scopes of work, obtaining bids, scheduling vendors, and verifying quality of completed work.Support compliance efforts by preparing for insurance inspections, fire safety inspections, and other regulatory reviews.Assist in identifying long-term maintenance needs and recommending capital improvement projects.Support maintenance budgeting efforts by tracking expenses and assisting with cost control initiatives.Assist with onboarding and training new maintenance technicians & housekeepers.Serve as a on-call for major maintenance emergencies including water intrusion, system failures, and life-safety related issues.Other Responsibilities:Comply with all applicable training requirementsComply with all company safety, personnel and operational policies and proceduresComply with work schedule to ensure effective operations of Agency programsContributes positively as a member of a productive and cooperative teamPerforms other duties as necessary to fulfill the St. Vincent de Paul CARES MissionEmployee Benefits:Health InsuranceLife insuranceDental InsuranceVision insuranceShort- and Long-Term Disability120 hours of PTO accrued biweekly starting at day 1 of employment13 Paid Holidays to include Employee's birthday and Date of Hire403(b) with employer match up to 3%Required Knowledge, Skills And Abilities:Able to speak, write and understand EnglishPossess basic computer skills, including familiarity with Microsoft programs and maintenance ticket softwareMust be sensitive to and respect cultural diversity among clients, staff and volunteers and able to work with diverse racial, ethnic and economic groupsFlexible work schedule including evenings, nights, weekends, and holidaysAbility to set appropriate limits, work under deadlines, and multi-taskAbility to organize, prioritize, self-motivate, and deliver resultsExcellent communication and listening skillsPossess strong work ethicsSuccessfully pass Level II criminal background screeningSubject to random drug screeningsMust possess valid Florida driver'sMust have reliable transportationParticipate in Agency Performance Quality Improvement (PQI) program and Accreditation/ Reaccreditation processMission-driven attitude supplemented with integrity and passionAdherence to the highest ethical standards, personally, and professionallyA high level of openness and willingness to receive feedback/suggestions from superiors and others, and to learn new skills to improve job performanceEvidence of deep alignment with the St. Vincent de Paul CARES Mission and ValueThis position requires a Level 2 background screening through the Florida Background Screening Clearinghouse. For more information on screening requirements, process, and disqualifying offenses, please visit the official Clearinghouse Education and Awareness website.Additional Knowledge, Skills And Abilities:Able to work independently.Have experience working with service venders; able to formulate a scope of work and elicit bids for service.Ability to operate power equipment.Ability to perform calculations and measurements as required for carpentry work.Education And Experience:This position requires a high school diploma or GED certificate.Over 4 years of experience and training in all areas of general maintenance, including plumbing, electrical, HVAC maintenance & repair, and painting, as well as at least two of the following areas: appliance repair, carpentry, drywall repair, and flooring repair/installation.At least one year of supervisory experience.Prefer EPA HVAC certification.General Physical Demands:These physical demands are representative of the physical requirements necessary for an employee to successfully perform the essential functions of the job. Working in an office/site requires prolonged sitting at the computer workstation; standing, bending, reaching, lifting up to 40 lbs. and some driving. It is also required to regularly sit, speak, and listen, the employee is also required to walk, use hands and fingers to type, operate equipment, and maintain records and notes. Specific vision abilities required include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.Mental Demands:Must handle new and diverse work problems on a daily basis. Personal maturity is an important attribute. Must be able to resolve problems, handle conflict, and make effective decisions under pressure. Must have the ability to listen objectively to people, perceive the real problem and assist in bringing issues to a successful conclusion. Must relate and interact with, volunteers, clients, contractors, visitors and employees at all levels within the Agency.Work Environment:Environment will occasionally become noisy due to equipment operations and interactions among clients and staff. There may be the possibility of being exposed to communicable disease, possible exposure to verbal abuse or similar behavior from residents/clients. On an as needed basis, employees may be called upon to work outside of the established work schedule or work odd hours.
