What You’ll Do

The Lease Auditor is responsible for auditing, analyzing, and reviewing leases across the World Market real estate portfolio. In this role, they will ensure all operating agreements and leases are in full compliance with World Market policies, procedures, and applicable governmental regulations. The Lease Auditor will be responsible for administration and review of all Common Area Maintenance (CAM) / Operating Expenses (“Additional Rent”) charges and determine if charges are compliant with Lease Documents. They will audit operating agreements and leases governing all leased properties to determine if Landlord has overbilled and if World Market has overpaid its obligations. They will also initiate processes to collect all monies owed back to World Market for overpayments.

• Inputs all reconciliation invoices into tracking log/software systems
• Performs in-house desktop audits to determine if landlords have overbilled and/or World Market has overpaid its obligations
• Determines payment due dates based on lease language
• Gathers information pertaining to lease language, historical payments, and prior invoices to build an audit package to be discussed with Lease Administrator as needed
• Responds in a timely manner to landlords and internal auditors (if applicable)
• Sends out communication to landlords to reserve The Company’s rights in performing an Audit as needed
• Enters Reconciliation information into software database
• Works with Director of Real Estate regarding upcoming renewals
• Photocopying, scanning, and faxing as needed
• Performs ad hoc projects as assigned

Hybrid Work Location:

You will spend up to 3 days per week on average at our Alameda, CA Home Office.

Experience & Skills You'll Bring

• Bachelor’s degree in Real Estate, Accounting, or Business Administration or equivalent relevant Lease Administration experience as described below in lieu of degree

• Minimum of 5 years of experience in retail Lease Administration

• Knowledge of accounting, especially the treatment of real estate expenses under GAAP and FASB

• Relevant experience in a fast paced, multi-project, operational environment

• Ability to meet deadlines

• Detail and results oriented with a desire to learn and support new technologies and processes

• Proficient with PCs and Microsoft Office applications

• Strong oral and written communication skills

• Strong ability to interpret complex commercial lease language related to real estate documentation

• Dependable and reliable with ability to work both independently and as part of a team

CA Pay Range is $110,000 to $125,000 annually
