That thesis has produced a growing pipeline across Florida, including Miami, Fort Lauderdale, St. Petersburg, and Sarasota, developed both on balance sheet and alongside institutional joint venture partners.Our client operates as a lean, entrepreneurial team in which senior professionals carry real ownership over their projects and work directly with firm leadership.Position Overview:Our client is seeking a Senior Construction Project Manager to join its development and construction team. This is an office-based role with substantial field time that works in close coordination with the on-site and in-office teams.The Senior Construction Project Manager will be embedded in the deal process from acquisition through delivery, providing the technical rigor supporting the investment decisions that the development, construction, acquisitions, and finance teams at Junction23 and the firm depends on.This role involves building out construction-related project management standard operating procedures (SOPs), updating existing SOPs, cost tracking systems, construction timelines, and reporting protocols that support both active development programs and the firm’s acquisition pipeline.Primary Responsibilities:Due DiligenceAssist with the management of the due diligence process for potential investments, including construction budgeting exercises necessary to underwrite the investmentsProvide pricing and technical input for the production of in-house conceptual site plans, in collaboration with the in-house design managerAssess existing design packages from a technical standpoint and review property condition reportsAssess due diligence checklist completenessDesign and DevelopmentManage the technical design and coordination process of development projects in various capacities based on the role, including collaboration with design teams, partners, and lendersEstablish design goals, strategies, and, in certain cases, actual designs that reflect the company’s core beliefs, to then be used to shape technical systems including structural, MEP, and façadeSelect and manage technical design teams, including civil, structural, MEP, façade, geotechnical, environmental, traffic, landscape, architect, and code consultant, to maintain programming, underwriting, budget, and schedule goalsManage and advance predevelopment budgets with various departments and partners, including finance, investments, and constructionAssist with the management of the permitting process, including design and permitting schedule development for technical scopesAssist in the selection of the general contractor and contracting teams by circulating all necessary bid packages and managing RFIs developed during the bid phasesIdentify subcontractor scope overlaps and sequencing risks before they become field problemsCommunicate and coordinate with municipalities on permits, approvals, and processes and procedures from preconstruction through construction completion, including WASD, DERM, and the City of MiamiConstructionBuild and maintain the firm’s project management systems, templates, and reporting frameworks, involving bid leveling, construction estimation, budget development, scope negotiation, and RFIs across active projects and third-party ownership representation scopesWork with the in-house, on-site construction management team on assessing the project’s adherence to the overall design drawings and goals, entailing regular time on the construction site throughout the various stages of constructionTrack technical scopes, overall progress, and costReview general contractor pay applications, validate against schedules of values, flag discrepancies, and assist in budget forecastingManage the design team’s construction administration phase, including assistance with the RFI process, invoice reviews, and attendance of certain construction progress meetings and coordination sessionsReview, assess the legitimacy of, and resolve project change orders, while minimizing schedule impactsAssist with the development of regular weekly, monthly, and quarterly updates as part of the company’s required reporting criteria, specifically the company’s quarterly updates for active construction projectsProduce regular progress reports for the company’s third-party ownership representation scopesOversee the commissioning phase by assessing startup and turnover criteria and approving finalized packagesAssess and approve the close-out packages provided by the general contractors and subcontractorsQualifications:Bachelor’s degree from an accredited college or university with strong academic performance; technical degree preferred8+ years of relevant construction and development experience spanning field construction and office-based project management rolesStrong cost management background, comfortable owning budgets, running pay application reviews, and building cost tracking systemsTechnical fluency with construction documents and the ability to read drawings, identify conflicts, and engage directly with construction teamsStrong written and verbal communication and interpersonal skillsStrong leadership and team-building qualitiesProficiency in Microsoft PowerPoint, Excel, Word, Outlook, and ProcoreAdvanced proficiency in CAD, BIM, and BluebeamWillingness to travel up to thirty-three percent (33%) of the timeAttention to detail and the ability to effectively multitask and prioritizeEnthusiasm to pitch in where necessary, with a roll-up-your-sleeves attitudeDrive to take ownership of roles and responsibilitiesMust be a strong problem solver and enjoy the problem-solving process that needs to exist in every construction projectSalary:Compensation will be based on experience and include a bonus and benefits.
