The Property Maintenance Technician (PMT) plays a vital role in creating and maintaining a safe, comfortable, welcoming, and home-like environment for residents across Independent Living, Assisted Living, and Memory Care. This position is responsible for managing the maintenance department, including directing, overseeing, and leading the maintenance team, while also supporting the maintenance, repair, safety, appearance, regulatory compliance, and operational excellence of the community.At Peaceful Pines Senior Living, Living Life Together means recognizing that every role contributes to the resident experience. Technician reports to the Executive Director.ESSENTIAL DUTIES AND RESPONSIBILITIES:Environment, Safety & Whole-Person Living:Maintain a safe, comfortable, attractive, and home-like environment for residents, families, visitors, and team members.Recognize that the physical environment directly impacts residents' quality of life, dignity, comfort, and sense of well-being.Conduct routine inspections of community grounds, buildings, systems, and equipment to identify maintenance or safety concerns.Proactively address maintenance needs to minimize disruptions to resident life and daily routines.Ensure all facility areas remain clean, functional, accessible, and welcoming.Support resident move-ins, move-outs, and room transitions with professionalism and care.Approach every maintenance request with urgency, professionalism, and hospitality, recognizing that timely service directly impacts the resident experience.Maintenance Operations & Preventive Maintenance:Complete routine maintenance, repairs, and preventive maintenance inspections in accordance with company standards which supports efficient daily operations.Complete, prioritize, and manage maintenance requests, work orders, and repair projects in a timely manner.Maintain required maintenance, repair, life safety, and inspection logs.Monitor the condition and functionality of building systems and equipment.Operate tools, machinery, and maintenance equipment safely and efficiently.Read, interpret, and follow technical manuals, specifications, diagrams, and maintenance documentation.Troubleshoot equipment and building issues and implement appropriate solutions.Adapt to changing priorities and operational needs throughout the community.Proactively identify and resolve maintenance concerns before they disrupt resident comfort, safety, or daily routines.Building Systems & Upkeep:Perform a variety of general maintenance and semi-skilled trade work including: CarpentryPaintingBasic electrical repairsPlumbing repairsDrywall repairEquipment maintenancePreventative maintenance activitiesInstall, repair, and maintain facility components including: Lighting systemsHeating and ventilation systemsPlumbing fixturesSecurity systemsAlarm systemsOffice equipmentElectrical componentsMonitor heating and cooling systems to maintain safe and comfortable building temperatures.Ensure all systems remain operational and compliant with applicable standards.Resident Experience & Community Support:Provide courteous, respectful, and responsive service to residents, families, visitors, and team members.Assist with transportation of residents to appointments, activities, and community events as assigned.Partner with Life Enrichment and other departments to prepare community spaces for activities, celebrations, resident programs, and special events.Support resident move-ins and move-outs by assisting with room setup and building related needs.Respond promptly to requests that impact resident comfort, safety, or quality of life.Build positive relationships with residents while respecting their privacy, dignity, and independence.Maintain a visible presence throughout the community by engaging with residents, responding to concerns, and building positive relationships through daily interactions.Grounds Maintenance & Community Appearance:Maintain community grounds to ensure an attractive and safe environment.Complete lawn care, landscaping, gardening, and seasonal maintenance activities.Remove snow, ice, leaves, and debris from sidewalks, entrances, parking areas, and outdoor spaces.Monitor exterior conditions and address concerns that impact safety or appearance.Help ensure the community reflects pride, professionalism, and hospitality.Emergency Preparedness & Life Safety:Develop, implement, and support disaster preparedness procedures in accordance with licensure requirements.Assist with emergency preparedness planning and staff education.Conduct fire drills and other emergency preparedness drills as required.Provide ongoing education to team members regarding: Building layoutEmergency proceduresFire safetyMaintenance reporting processesLife safety requirementsRespond to emergency maintenance, fire, security, and safety situations during and after business hours as needed.Complete required safety, security, and life-safety inspections.Ensure compliance with Life Safety Code, ADA, OSHA, and applicable regulatory standards.Compliance, Documentation & Risk Management:Maintain complete and accurate records of maintenance activities, inspections, repairs, and safety checks.Ensure all required maintenance documentation complies with state licensure requirements.Follow all company policies, safety procedures, and regulatory requirements.Handle hazardous materials safely and appropriately.Report safety risks, equipment failures, and environmental concerns promptly.Participate in inspections, audits, and compliance reviews as needed.Team Collaboration & Culture Building:Promote and support a positive work environment focused on teamwork.The Property Maintenance Technician will be responsible for managing the maintenance department, which includes directing, overseeing, and leading the maintenance team.Partner with leadership and all departments to support resident satisfaction and operational excellence.Attend meetings, workshops, training sessions, and seminars as required.Conduct safety and maintenance-related education for team members.Support a culture of accountability, service, and continuous improvement.Contribute to an environment where residents and team members feel supported, safe, and valued.GENERAL REQUIREMENTS:High school diploma or equivalent GED required.Minimum of three (3) to five (5) years of facility maintenance experience in senior living, healthcare, hospitality, property management, or related environments preferred.Must be at least 18 years of age.Must submit to a TB test in accordance with state regulations.Ability to lift 50 pounds regularly and up to 100 pounds with assistance when necessary.Ability to stand, walk, bend, stoop, kneel, reach, push, pull, and perform physical labor throughout the workday.Working knowledge of carpentry, plumbing, electrical systems, HVAC, painting, and general building maintenance.Ability to read and interpret technical manuals, plans, and maintenance documentationStrong problem-solving and organizational skills.Effective verbal communication and customer service abilities.Must be available to respond to urgent
