Mechanical Senior Project Manager - Charlotte

Job Summary Kirlin Way Mechanical is seeking a Senior Project Manager to join our team. We are one of the nation’s largest and most experienced mechanical contractors specializing in commercial air conditioning, plumbing, piping, and the maintenance of these systems. Location: Charlotte, NC 28217 Shift: Day Position: Full Time THIS IS NOT A TECH POSITION – MUST HAVE KNOWLEDGE OF COMMERCIAL HVAC AND PLUMBING SYSTEMS Required Experience 7+ years of project management experience (preferred) MUST have commercial HVAC mechanical experience MUST have a construction background BS in Construction Management, Mechanical Engineering, or Architecture (preferred) Responsibilities Oversee all day-to-day operations for assigned project(s). Attend turnover meetings between Estimating and Operations. Schedule and conduct kick-off meetings on new projects with field and shop management, including specification review, scope, and detail review. Meet with drafting, project engineers, fabrication shop, and subcontractors/vendors as needed to ensure schedules are on track. Draft change proposals and log them on the CP log, monitoring status and updating weekly. Complete submittal process (including control log) for assigned projects. Provide monthly billings and pay applications, ensuring timely collections. Monitor job site progress with the field superintendent and all schedules with the field superintendent and project scheduler. Monitor shop progress for production and billing. Monitor safety aspects with the field superintendent and Safety Director. Conduct scheduled meetings and site walks with the field superintendent. Conduct scheduled project manager meetings, BIM, shop foreman, and field superintendent. Monthly scheduled site visits with the regional field superintendent. Attend bi-monthly job cost meetings, project review meetings, and bi-weekly labor forecast meetings. Coordinate information with vice president(s), operations manager(s), and field superintendent(s). Work with Purchasing Department to ensure all vendor purchase orders are correct. Monitor material and equipment releases for on-time deliveries, update the control log weekly. Collaborate with BIM department to meet drafting schedules, adjusting as needed and alerting managers of red flags. Approve/amend and approve subcontractor and vendor invoices weekly. Generate and monitor RFIs, keeping the RFI log updated weekly. Assist in site QA/QC and oversee completion of OCIP/CCIP/ROCIP forms. Prepare and complete close-out documents (as-built drawings, O&M manuals, warranty letters, etc.). Mentor and train project engineers. Perform other duties required by senior management. Qualifications Strong knowledge of commercial HVAC and plumbing systems. Project management experience in a construction environment. Excellent communication and organizational skills.
