TITLE: Supervisor of Trades

JOB DESCRIPTION:

Supervises and manages district skilled trades operations across multiple departments including Electrical HVAC and Plumbing. Directs schedules and oversees maintenance repairs installations and construction activities of assigned personnel to ensure facilities are maintained in accordance with district standards applicable codes and safety regulations.

QUALIFICATIONS:

1. Education and/or experience equivalent to a High School Diploma or GED
2. Five (5) years of journey level experience in a related skilled trade including three (3) years of supervisory experience in the same field
3. State of Arizona Identity Verified (IVP) Fingerprint Clearance Card
4. May require possession of or ability to obtain (within specified time) certifications such as scissor lift certification asbestos certification OSHA 10 Backflow Tester Certification Class B Commercial Drivers License (CDL) and/or Type I/II Technician certification for proper refrigerant practices
5. Valid Arizona Drivers License
6. Knowledge of OSHA regulations hazardous materials handling and applicable safety standards
7. Knowledge of electrical systems fire alarm security intercom and card access systems
8. Knowledge of HVAC systems including air conditioning refrigeration heating ventilation and energy management
9. Knowledge of plumbing pipe fitting natural gas systems sanitary sewers site drainage systems and backflow assemblies
10. Skill in both verbal and written communication; ability to establish and maintain effective working relationships
11. Skill in operating a personal computer including Microsoft Word Excel and related software

ESSENTIAL FUNCTIONS:

DUTIES AND RESPONSIBILITIES:

• Provide information to staff for the coordination maintenance repairs operation and installation of electrical equipment and components HVAC systems and plumbing equipment; coordinate such services with other district departments.
• Supervise train and evaluate all assigned staff across Electrical HVAC and Plumbing departments; make recommendations for hire and take disciplinary actions as required.
• Conduct routine on-site or project inspections to determine service needs and schedule adjustments.
• Communicate schedules and workload with staff.
• Conduct job site inspections of completed work to assure compliance with work order requests established procedures and local state and national codes.
• Supervise all activities of subordinates; maintain accurate time sheets and attendance records.
• Determine priorities schedule and train personnel in District policies department procedures regulations and trade guidelines in areas including: safety regulations (OSHA) hazardous materials asbestos-containing materials electrical systems and installations fire alarm systems security systems card access EPA refrigerant handling procedures central plants package units energy management systems (EMS) plumbing natural gas systems pipe fitting sanitary sewers and site drainage systems.
• Submit work requests; provide work order reports and supporting information for open closed and pending work orders.
• Order materials supplies and equipment; keep current with new products industry standards and changes.
• Obtain quotes for repairs and installations; provide job cost estimates submit purchase order requisitions and deliver materials and parts to job sites as needed.
• Develop and maintain a Department Management Plan that includes records for work hours supplies materials needed scheduled activities and rental equipment.
• Work collaboratively with all Facilities Management for Learners (FMFL) departments to ensure work is completed to district expectations.
• Attend meetings conduct campus inspections and assist the FMFL Director on planning and problem solving.
• Use district vehicle for travel to sites where presence is required.
• Perform other related duties as assigned including after-hours duties as necessary.

KNOWLEDGE SKILLS AND OTHER CHARACTERISTICS:

• Knowledge of general commercial building maintenance principles practices and techniques including current technology
• Knowledge of electrical fire alarm security intercom and card access systems
• Knowledge of HVAC and ventilation systems including refrigerant handling and energy management
• Knowledge of commercial plumbing sewer natural gas systems and backflow assemblies
• Knowledge of project management principles and practices
• Knowledge of budgeting procedures and techniques
• Knowledge of supervisory practices and personnel administration
• Knowledge and ability to interpret construction drawings
• Skill in applying general maintenance principles practices and techniques
• Skill in both verbal and written communication
• Skill in establishing and maintaining effective working relationships
• Skill in operating a personal computer including Microsoft Word Excel and Google Suite
• Ability to inspect buildings equipment and estimate cost of repair or replacement
• Ability to compile organize analyze and interpret data
