Maintenance Lead

Employee Benefits FLSA Status Non‑exempt Discretionary annual bonus Paid Time Off Health Insurance Vision Insurance 401k Matching Paid Maternity Leave Facilities Lead – Responsibilities Supervise all building services and preventative maintenance programs to the best of industry practices, Scion’s Standard Operating Procedures, and in compliance with State/Federal/OSHA codes and regulations. Oversee day‑to‑day operations of HVAC, plumbing, fire protection, and general building maintenance. Monitor systems, provide diagnostics, preventative maintenance, annual testing, permitting, and certification for all major building systems. Operate and manage life safety systems including fire pumps, fire alarm monitoring panels, sprinkler systems, smoke detectors, CO2 sensors, fire extinguishers, emergency lighting, and means of egress. Prioritize and schedule maintenance work, ensuring quality consistent with Scion’s standards. Supervise Facilities Technicians to ensure service requests are completed within standards and documents are accurate. Review completed work to verify conformance to standards and address repairs. Ensure timely and professional execution of emergency, routine maintenance, and repairs. Lead preventive maintenance initiatives and maintain adherence to schedules. Respond promptly to safety risk‑management issues. Track labor hours, material costs, and recurring equipment failures. Conduct regular inspection tours of buildings, common areas, sub‑mersion equipment, and surrounding grounds to identify deficiencies and safety or code issues. Provide recommendations for addressing noted problems and coordinate corrective action. Oversee “Turn” preparation, including inspection of vacated units, repairs, and readiness for new occupants. Manage spare parts and tools inventory, determine stock levels, and coordinate with the General Manager to maintain supplies. Maintain shop appearance and schedule maintenance of mechanical, supply, electrical, and storage facilities. Ensure proper maintenance of equipment for warranty compliance and extended life. Oversee contracted work, obtain bids, negotiate prices, and approve projects with authorized managers. Coordinate deliveries, schedules, and performance of all facility‑related services. Enforce safety procedures, PPE usage, and health & safety policies. Manage lock keying and coding, maintain lock procedures, logbooks, and protocols for key management. Implement standard operating procedures and preventive maintenance programs per Scion guidelines. Participate in emergency preparedness planning and act as essential personnel in crisis situations. Escalate urgent repairs or replacements to General Manager and Regional Facilities Manager. Maintain records of major systems, including manuals, cut sheets, warranties, and maintenance logs. Collaborate with General Manager and Regional Facilities Manager to manage facilities and capital projects. Hire, train, and develop Facilities Team members, holding them accountable for a high level of performance. Note: The responsibilities listed above may not be all inclusive. Required Qualifications High school diploma/GED, trade school diploma, or military training. 5 years of relevant experience managing building systems in multi‑unit residential properties, with at least 2 years of supervisory experience. EPA 608 Universal certification (HVAC/EPA 608 Universal). Certified Pool Operator (CPO) or intention to obtain within six months. Expertise in plumbing, HVAC, electrical, and mechanical systems and accepted maintenance practices. Ability to read and interpret design drawings, blueprints, safety guidelines, operating manuals, and procedures. Capability to manage multiple projects simultaneously, set priorities, and meet deadlines. Basic computer knowledge, including Microsoft Office. Valid driver’s license. Ability to stand for 8 hours or longer and lift up to 100 lbs. as necessary. Job location is at the assigned property; may travel periodically. Serve in an on‑call capacity except during approved PTO periods.
