• Inspect domestic water and sewage systems, venting, fire sprinklers, gas piping, and HVAC systems (air handlers, chillers, boilers, ductwork).
• Oversee mechanical ventilation, exhaust, and fire/life safety integration, including smoke dampers and FM-200 suppression systems.
• Verify contractor compliance with local and national mechanical and plumbing codes.
• Review and interpret construction documents including blueprints, shop drawings, submittals, RFIs, and change orders.
• Support special inspections and testing activities, coordinating with engineers, contractors, and third-party agencies.
• Perform inspections of underground utilities and fire life safety systems including smoke/heat detectors.
• Monitor commissioning and balancing reports and oversee mechanical/plumbing shutdowns and lockout/tagout procedures. Documentation & Project Controls:
• Prepare comprehensive daily inspection reports that clearly document the WHO, WHAT, WHEN, WHERE, and HOW of all observed construction activities.
• Ensure accuracy, clarity, and accountability in tracking progress and identifying issues, deficiencies, or safety concerns in a timely manner.
• Track and document time-and-material work, field changes, and job quantities.
• Assist in validating contractor progress payment requests based on an approved schedule of values. Collaboration & Leadership:
• Identify and address deficiencies, ensuring all aspects of construction meet the required standards.
• Maintain excellent working relationships geared toward open communication and mutual problem-solving.
• Work with contractors and engineers to ensure compliance with building codes and regulations on significant construction projects. Qualifications
Required:
• Experience: 3+ years or more experience performing mechanical inspections for Building Construction.

• Additional current ICC certification as a Commercial Plumbing Inspector.
• NFPA 70E standards training within the last 3 years.
• Plumbing experience (journeyman/master level) with progression into inspection.
• Experience inspecting mechanical systems of large-scale commercial, industrial, or public buildings.
• Confined Space Entry Training.
• Experience overseeing compliance on significant construction projects and involvement in complex projects requiring coordination with multiple stakeholders (contractors, engineers, city officials). Core Competencies:
