We are seeking an Apartment Community Maintenance Supervisor at an apartment community in Mobile, AL - to become a part of our team! You will help plan and facilitate all Property Management Maintenance operations.

Responsibilities:

• Direct daily maintenance operations, assign work orders, set priorities, and monitor completion.
• Enforce company procedures, quality standards, attendance expectations, and professional conduct.
• Maintain and repair HVAC and heating systems - Required to hold an EPA Certification.
• Troubleshoot plumbing systems, including fixtures, drains, toilets, water heaters, pumps, and supply lines.
• Perform permitted electrical work, such as diagnosing circuits and replacing switches, outlets, fixtures, and breakers.
• Repair appliances, including refrigerators, ranges, dishwashers, disposals, washers, and dryers.
• Complete carpentry and hardware repairs, including doors, cabinets, locks, windows, trim, and shelving.
• Perform painting, drywall repair, flooring repair, caulking, and other interior finishing work.
• Coordinate rotating on-call coverage for evenings, weekends, and holidays.
• Create and manage preventive-maintenance schedules for buildings, units, systems, equipment, and amenities.
• Communicate with property management about major repairs, recurring problems, and property conditions.
• Receive, prioritize, assign, and track resident service requests.
• Respond promptly to urgent issues, including leaks, loss of heat or cooling, electrical problems, lockouts, and safety hazards.
• Diagnose problems and perform repairs when necessary.
• Verify completed work for quality, cleanliness, safety, and resident satisfaction.
• Communicate professionally with residents, explain repair status, and minimize disruption.
• Document repairs and follow up on unresolved or recurring issues.
• Coordinate lawful unit entry with property staff and residents.
• Solicit bids and compare price, scope, quality, timing, and warranty terms.

Qualifications:

• Previous Property Maintenance Experience required
• Must hold an up-to-date EPA Certification
• Ability to build rapport with tenants
• Ability to multitask and prioritize
• Excellent written and verbal communication skills
• Knowledge or plumbing, electrical, hvac, swimming pool, make ready turns, lock change, general maintenance, Preventive Maintenance Schedule and log books.
