Manager, Facilities Operations

The Manager, Facilities Operations leads the operation, maintenance, reliability, safety, and overall condition of company facilities within an assigned location or geographic area. This position ensures facilities and supporting infrastructure effectively meet operational requirements while providing a safe, functional, and professional environment for employees and visitors. The role develops facility maintenance strategies, oversees building systems and improvement projects, and manages budgets, vendors, and regulatory requirements. This position partners with operational leaders and other stakeholders to support current business needs and long-term facility objectives.

Primary Duties:

• Leads the day-to-day operation, maintenance, reliability, safety, and overall condition of assigned facilities, infrastructure, grounds, and supporting building systems.
• Develops and implements facility maintenance strategies, operating procedures, and standards that support equipment reliability, operational continuity, and effective utilization of company resources.
• Oversees the operation and maintenance of building infrastructure and utility systems, including heating, ventilation, air conditioning, electrical, plumbing, compressed air, natural gas, water, wastewater, fire protection, and related systems.
• Leads facility improvement, renovation, expansion, infrastructure, and capital projects by coordinating scope, budget, schedule, resources, contractors, and operational requirements.
• Develops and manages facility operating budgets, monitors expenditures, evaluates service agreements, and identifies opportunities to improve facility performance and control costs.
• Ensures facility operations comply with applicable safety, environmental, building, life safety, regulatory, and company requirements and supports related audits and corrective actions.
• Leads facility emergency preparedness and supports response activities associated with severe weather, utility interruptions, facility emergencies, and other operational disruptions.
• Establishes priorities, allocates resources, evaluates facility performance, and drives continuous improvement in facility reliability, efficiency, appearance, and service delivery.
• Develops effective relationships with operational leaders, employees, contractors, vendors, and other stakeholders to identify facility needs and implement effective solutions.
• Hires, trains, coaches, counsels, and evaluates performance of direct reports.

Primary duties may include, but are not limited to:

• Conducts and coordinates facility and grounds inspections to identify maintenance needs, safety concerns, operational risks, and improvement opportunities.
• Monitors facility performance, work activities, preventive and predictive maintenance programs, and service requests to support timely and effective completion of work.
• Oversees facility automation and monitoring systems and evaluates facility performance to identify reliability, efficiency, and energy improvement opportunities.
• Manages relationships with contractors, consultants, vendors, and other service providers and evaluates performance against established expectations.
• Maintains appropriate facility operating, maintenance, compliance, and infrastructure documentation.
• Supports facility expansions, renovations, equipment installations, infrastructure upgrades, and other capital improvement initiatives.
• Supports emergency planning, business continuity activities, facility response plans, and emergency preparedness exercises.
• Collaborates with facility leaders across locations to promote consistent practices, standards, and continuous improvement.
• Provides facility support across assigned locations and travels between facilities as operational needs require.
• Performs other duties as assigned.

Job Requirements

Education and Experience Requirements:

• Requires a Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related discipline;
• 7+ years of experience in facilities operations, building maintenance, industrial facility management, or a related discipline, including experience leading employees, projects, contractors, or facility operations;
• or any combination of education and experience, which would provide an equivalent background.
• Experience managing facilities within a manufacturing or industrial environment preferred.
• Experience supporting multiple facilities or geographically distributed operations preferred.

Knowledge, Skills, and Abilities:

• Strong knowledge of facility operations, maintenance practices, and infrastructure systems.
• Working knowledge of heating, ventilation, air conditioning, electrical, plumbing, compressed air, natural gas, water, fire protection, utility, and related building systems.
• Working knowledge of building automation and facility monitoring systems.
• Knowledge of preventive and predictive maintenance principles and facility reliability practices.
• Knowledge of applicable facility safety, environmental, building, life safety, and regulatory requirements.
• Strong leadership, coaching, and team development skills.
• Strong project management, planning, organizational, and prioritization skills.
• Knowledge of budgeting, forecasting, cost management, and vendor management practices.
• Strong analytical, troubleshooting, decision-making, and problem-solving skills.

• Ability to communicate technical information effectively to both technical and non-technical audiences.
• Ability to manage multiple projects, priorities, emergencies, and operational demands.
• Ability to interpret technical drawings, maintenance documentation, contracts, budgets, and related facility information.
• Strong customer service orientation with the ability to develop effective working relationships across multiple levels of the organization.

Essential and Physical Functions:

• Ability to analyze facility and infrastructure issues, establish priorities, and make sound decisions during routine and emergency situations.
• Ability to manage multiple projects, service requests, operational priorities, and changing business requirements simultaneously.
• Ability to interpret technical drawings, facility documentation, maintenance information, contracts, budgets, and regulatory requirements.
• Ability to frequently stand, walk, and move throughout office, warehouse, manufacturing, mechanical, and outdoor environments.
• Ability to traverse large facilities and access mechanical rooms, utility areas, rooftops, equipment spaces, and construction areas as required.
• Ability to climb stairs and ladders and to bend, kneel, crouch, stoop, and reach while conducting facility inspections.
• Ability to occasionally lift, carry, push, or pull up to 50 pounds.
• Ability to visually inspect facility equipment, systems, gauges, meters, and infrastructure.
• Ability to wear required personal protective equipment and safely work within active manufacturing and construction environments.
• Ability to travel between company facilities as required.

Work Environment:

• Work is performed in a combination of office, manufacturing, warehouse, mechanical, construction, and outdoor environments.
• Regular walking and inspection of manufacturing facilities, grounds, mechanical areas, and other operational spaces is required.
• May be exposed to moving mechanical parts, noise, dust, humidity, and varying indoor and outdoor temperatures.
• Work may require access to elevated areas, mechanical rooms, rooftops, utility spaces, and active construction or maintenance areas.
• Regular interaction and collaboration with employees, operational leaders, contractors, vendors, and other stakeholders.
• Use of appropriate personal protective equipment is required in designated areas.
• Periodic travel between assigned facilities and locations may be required.
