Property Manager

Job OverviewEbenezer is looking for a Property Manager to join our senior independent living team at Spero Lakeville in Lakeville, MN! This position manages and supervises the day to day operations of the community including, site staff supervision, financial oversite, marketing and sales, activity programming, and other business functions to promote a healthy and vibrant environment for staff and tenants/residents. This position is ultimately responsible for 24/7 oversight of community operations.This property manager schedule includes;80 hours every two weeksFull time; Day shiftWeekends as neededResponsibilities:Creates and maintains a high performing team within the community:Develops performance and operational goals with employeesProvides on-going support and encourages professional development of the teamAssesses employee performance and provides regular feedback. Addresses performance issues promptly and effectivelyPromotes staff understanding of the roles they play in the accomplishment of the goals of the community and provides supportive feedback on a regular basisEnsures adequate staffing to meet community needsEstablishes and supports an environment conducive to the provision of quality services and high-level customer satisfaction:Is highly engaged with tenants/residentsMeets regularly with appropriate tenant/resident committeesResponds effectively to tenant/resident concernsRoutinely conducts and/or reviews satisfaction surveysConsistently demonstrates excellent customer service and holds all employees to the sameMonitors financial performance:Develops annual budget and monitors monthly activitySupports department directors with developing budget and financial goalsMeets monthly with department directors to review financial performance and assure budget complianceReviews and monitors monthly financial statements with Ebenezer Corporate and Ownership GroupMonitors the maintenance of the building and grounds and provides feedback/direction to appropriate staff/vendors as necessary:Routinely inspects building and grounds to ensure cleanliness and upkeepReport accidents and emergency situations to Owner/Regional DirectorAssists with soliciting bidsOversees business office and human resource functions, including:Issues resident/tenant statements with accuracyAnswers billing questions from residents/tenants/responsible partiesCollects and tracks resident/tenant paymentsCompletes bank depositsProvides complete and timely information to accounting departmentProcesses Accounts PayableCompletes E-Time (payroll) functionsEnsures compliance with new employee and annual education requirementsMaintains employee personnel filesEstablishes and supports a sales and marketing plan aimed at full occupancy:Works with corporate marketing department to design and coordinate marketing & sales plans/initiativesDevelops and maintains effective, on-going relationships with external referral resourcesCreates and maintains system for generating new leadsFollows Ebenezer Sales System guidelinesEnsures that marketing materials are current and availableObtains and analyzes competitive pricing and market area trend information as it relates to the senior housing communityIn conjunction with the Corporate Marketing Consultant, develops and maintains marketing budgetsSchedules and conducts toursMakes recommendations for web content and changesMaintains data base on current residentsMaintains current Occupancy Reporting requirementsManages wait listEnsures that the community is in compliance with all applicable state and federal rules and regulationsRequired Qualifications:3 years Life Experience in any of the following: Business, Sales, Hotel, Leasing, Accounting, Customer Service, ActivitiesPreferred Qualifications:Associate of Arts Business/Marketing or related5 years of previous experienceBenefit OverviewEbenezer offers a generous benefits package, including but not limited to medical, dental, vision plans, life insurance, short-term and long-term disability insurance, PTO and Sick and Safe Time,tuition reimbursement, retirement, early access to earned wages, and more!
