The senior project manager will oversee project execution from planning and preconstruction through construction, commissioning, turnover, and closeout. This role is responsible for coordinating contractors, consultants, design teams, project controls, and client stakeholders while maintaining accountability for scope, schedule, cost, quality, safety, procurement, risk, and overall project performance.
Responsibilities

- Manage day-to-day project activities and provide leadership to project managers, construction managers, engineers, project controls professionals, contractors, consultants, and other project personnel.
- Establish project execution strategies, priorities, milestones, and performance expectations to support successful delivery.
- Coordinate complex construction activities within an active, schedule-driven, mission-critical environment.
- Provide regular project updates and recommendations to senior project leadership and client stakeholders.
Schedule & Project Controls
- Develop, review, and monitor master project schedules, construction sequencing, milestones, critical-path activities, and recovery plans.
- Monitor project progress against established baselines and proactively identify schedule risks, delays, and resource constraints.
- Coordinate contractor schedules and project interfaces to ensure alignment between civil, structural, architectural, mechanical, electrical, controls, commissioning, and other construction activities.
- Schedule and monitor labor and resource requirements against project budgets and spending performance.
- Oversee development, execution, forecasting, and updating of project labor plans.
- Partner with project controls teams to maintain accurate schedule, cost, progress, and performance reporting.
Cost & Commercial Management
- Manage project budgets, forecasts, cash flow, commitments, expenditures, and overall cost performance.
- Review contractor pay applications, change orders, cost proposals, forecasts, and supporting documentation.
- Monitor actual and forecasted costs against approved budgets and identify potential cost impacts before they affect overall project performance.
- Support procurement, contract administration, change management, and commercial negotiations.
- Maintain fiscal responsibility while balancing project objectives, client expectations, schedule, quality, and operational requirements.
Construction & Mission Critical Coordination
- Provide oversight of construction activities associated with complex mission-critical infrastructure and data center environments.
- Coordinate major building systems, including electrical distribution, mechanical systems, HVAC, controls, fire protection, life safety, and other critical infrastructure.
- Work closely with construction, engineering, commissioning, and operations teams to manage system installation, testing, startup, commissioning, and turnover.
- Identify and resolve constructability issues, design conflicts, field conditions, and contractor coordination challenges.
- Support phased turnover and commissioning activities while maintaining alignment with overall project milestones.
Contractor & Stakeholder Management
- Establish and maintain strong contractor-client communication and liaison networks to keep stakeholders informed of project planning, construction activities, schedule, budget, risks, and overall progress.
- Lead coordination meetings with contractors, consultants, design teams, project controls, commissioning teams, and client representatives.
- Manage contractor performance and ensure adherence to contractual requirements, project specifications, schedules, quality standards, and safety expectations.
- Facilitate timely resolution of RFIs, submittals, design issues, change events, field conflicts, and other project-related matters.
- Develop strong working relationships across multidisciplinary teams to maintain alignment and accountability.
Quality, Safety & Risk Management
- Champion a strong safety culture and ensure construction activities comply with project safety requirements and applicable regulations.
- Monitor project quality and coordinate QA/QC activities to ensure installations meet contract documents, specifications, codes, and client standards.
- Identify project risks related to scope, schedule, cost, procurement, labor, design, construction, commissioning, and turnover.
- Develop mitigation strategies and escalate critical issues to project and client leadership as appropriate.
- Support lessons learned, corrective actions, and continuous improvement throughout project execution.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline, or equivalent combination of education and relevant experience.
- Typically 10+ years of progressively responsible construction/project management experience, including leadership of large, complex construction projects.
- Demonstrated experience managing project scope, schedule, cost, quality, procurement, risk, labor, and contractor performance.
- Strong understanding of construction sequencing, project controls, change management, forecasting, and contract administration.
- Experience leading multidisciplinary project teams and managing contractors, consultants, engineers, and project personnel.
- Strong leadership, communication, problem-solving, negotiation, and client relationship management skills.
- Ability to manage multiple priorities and make informed decisions in a fast-paced, schedule-driven construction environment.
