Sr. Corporate Maintenance Technician

Position Overview The Senior Maintenance Technician reports to the Facility Maintenance Supervisor and serves as the senior technical resource and on-the-floor lead for daily maintenance activities supporting the St. Paul Corporate Headquarters campus. This role is primarily hands‑on and does not include formal supervisory or HR responsibilities. The position provides technical expertise, day-to-day work coordination, contractor support, and operational continuity to ensure the safe, reliable, and efficient operation of building systems, laboratory equipment, and campus infrastructure. Key Responsibilities Maintenance & Technical Leadership (70%) Perform advanced preventive maintenance, troubleshooting, repairs, and upgrades on building systems and process equipment. HVAC systems Laboratory fume hoods Heat recovery systems Boilers, chillers, and cooling towers Emergency generators Electrical distribution systems Plumbing and piping systems Building automation and process control systems Campus HVAC and security systems Diagnose and resolve complex maintenance issues using diagnostic tools and available system data Technical escalation point for difficult troubleshooting and equipment failures Identify opportunities to improve equipment reliability, energy efficiency, and overall facility performance Promote a strong maintenance culture focused on safety, teamwork, continuous improvement, and operational excellence Ensure all maintenance activities are performed safely, efficiently, and in compliance with company policies, regulatory requirements, and established procedures Projects & Contractor Management (20%) Identify facility improvement projects, support contractor selection and oversight, manage vendor proposals, and provide technical expertise during project planning, execution, commissioning, and startup activities. Support contractor selection, coordination, and oversight as directed by the Facility Maintenance Supervisor Solicit vendor proposals and manage contractor activities to ensure quality, safety, and project completion Provide technical expertise during project planning, execution, commissioning, and startup activities Participate in continuous improvement initiatives that enhance facility reliability, efficiency, and sustainability Operational Coordination & Coverage (10%) Support daily maintenance planning and work coordination, review and prioritize maintenance work orders, and provide operational continuity during supervisor absences. Support daily maintenance planning and work coordination to optimize resource utilization and safe work execution Review and prioritize maintenance work orders to ensure timely completion Coordinate and redirect daily work activities as directed by the Facility Maintenance Supervisor Maintain the role’s non-supervisory nature while providing coverage during supervisor absences Escalate staffing, performance, disciplinary, and policy-related matters to the Facility Maintenance Supervisor Budget Responsibility While this position does not have direct budget authority, it contributes to the management of annual facility maintenance and repair expenditures through project identification, contractor oversight, and cost-effective maintenance solutions. Minimum Qualifications High School Diploma or GED required Associate degree in a maintenance-related field, technical certification, or equivalent trade training preferred Minimum 8 years of hands‑on industrial, commercial, or facility maintenance experience Previous experience supporting corporate headquarters, laboratory, or research facilities preferred Minnesota State Chief Class C Boiler License or ability to obtain within six months of hire Experience with variable frequency drives (VFDs) and motor control centers (MCCs) Strong mechanical aptitude and experience repairing pumps, motors, HVAC equipment, and laboratory equipment Experience with welding, brazing, soldering, pipefitting Knowledge of water treatment systems, including closed-loop water chemistry, dealkalization systems, reverse osmosis systems, deionized water systems Ability to understand and troubleshoot complex chemical piping and process flow systems Ability to troubleshoot and repair pneumatic control systems Ability to read and interpret electrical schematics, wiring diagrams, blueprints, and technical drawings Working knowledge of high-voltage three-phase electrical systems, low-voltage control circuits Strong troubleshooting and problem-solving skills High level of safety and environmental awareness Working knowledge of lockout/tagout (LOTO), hot work permits, confined space entry, fall protection, hazardous chemical safety Strong computer proficiency and communication skills Ability to work effectively with employees, corporate leadership, and external contractors Preferred Qualifications 10+ years of combined technical training and experience supporting building automation systems, process control systems, HVAC systems, plumbing systems, electrical systems, laboratory equipment Experience with JCI Metasys Energy Management Systems (EMS) Experience with TSI laboratory hood management systems OSHA construction safety and health certification Bachelor's degree in facilities management, engineering technology, building maintenance, or related field Physical Requirements Ability to safely work at elevated heights, including ladders, lifts, and rooftops Ability to lift and move equipment weighing up to 75 pounds Ability to operate forklifts, electric pallet jacks, and manual material handling equipment Ability to wear and utilize all required personal protective equipment (PPE) and safely work around chemicals used within the facility Compensation & Benefits Pay is based on several factors including but not limited to education, work experience, certifications, and geographic location. The salary for this role is $43.00 per hour and up based on experience. In addition to your salary, H.B.
