The Leasing Agent is also very service-oriented and strives to make prospects and current residents feel welcome and comfortable in the community.Classification: Non-exempt; overtime-eligibleLocation: Clarkston, GA 30021Essential Functions/ResponsibilitiesGreets prospective residents, completes guest card information, establishes program eligibility, determines needs and preferences, conducts tours of the community and specific apartments while communicating features and benefits and secures applications from qualified personsMaintains a professional and friendly atmosphere in the leasing office and other areas where prospects and residents meetPrepares and qualifies applications for approval based on property's rental criteria and program requirementsMeets individual and/or property monthly leasing goalsPerforms final move-in inspections with Maintenance Director prior to lease signing to ensure apartment readinessPerforms move-in inspections with new residentsAssist with special projects and reporting as neededNotifies prospective residents of application resultsEstablishes move-in date and time for approved applicationsCompletes all lease paperwork including related addenda and accepts rents and depositsOrganizes and files appropriate reports, leases, and paperworkPrepares and completes move-in filesAnswers incoming phone calls and handles each call accordinglyCompletes annual recertifications with all HPD PBV residents (200 in total)Conducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to Affordable housingRequirements:Minimum of 1-2 years' experience in the field of leasing, including experience with affordable housing programs (Rent Stabilized, Low Income Housing Tax Credit, Project Based Section 8)Minimum 1-2 years experience in marketingProficiency with MS office suite - Outlook, Word, and ExcelYardi software knowledge a mustStrong organizational, verbal, and written communication skills necessaryMust be able to work both independently and in a group settingMust be able to multi-task and thrive in a fast-paced, constantly changing environmentConducts all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to Affordable HousingPay Range: $17.00 - 19.00 plus bonusBenefits:Medical Insurance: 100% of medical benefits paid for employees onlyVoluntary dental and vision plan optionsBonus Eligible401(K) available plus company matchPaid Time Off12 Paid Company HolidaysCommuter BenefitsVoluntary short-term disability, long-term disability, life insurance, dependent coverageVoluntary accident insurance, critical Illness insurance, and hospital indemnity InsuranceEmployee Referral ProgramEmployee Assistance Program (EAP) PBGEOE Statement - We are an equal employment opportunity employer.
