Groundskeeper/Porter (GK/PT)

Summary The primary responsibilities of the GK/PT involve the upkeep of the property to enhance and maintain its curb appeal. The GK/PT will also assist the rest of the staff as directed in managing the property efficiently. Duties and Responsibilities Physically walk the property on a daily basis and remove litter and debris from the grounds. Key areas: Clubhouse area. Exterior amenities, including dog park. Courtyard areas. Compactor areas. Parking areas. Walkways to, from, and in-between buildings, model apartments, and offices. Check dog stations daily, emptying trash receptacles and replenishing bags. Detail property on a regular basis using a blower to keep sidewalks and walking areas clean of loose grass and brush; water plants and flowers. Clean and maintain building breezeways, using blower and broom to remove debris. Assist with physical tasks such as tearing down fences, digging post holes, carrying abandoned furniture, removing appliances, etc. Help clean and maintain storage areas. Assist with trash-out duties in vacated apartments, removing abandoned furniture, trash, and boxes and transferring material to dumpster. Distribute resident communications to residents, e.g., upcoming events, pest control notices, and newsletters. Perform work area clean‑up and safety related duties. Complete the daily checklist each day and have work reviewed by supervisor. Clean the office, clubroom, and restrooms daily before 9:00 a.m. Clean and maintain models daily. Perform additional duties as requested by Service Manager or Property Manager. Inform management of supply needs bi‑monthly. Safety Maintain awareness of proper safety precautions at all times. Continuously observe condition of the community and immediately report or take action to correct unsafe conditions. Qualifications Must meet all physical requirements and be able to take direction. Equipment Requirement An employee must be knowledgeable and skilled in the safe use and maintenance of cleaning supplies, chemicals and tools. Must wear back support belt, gloves, and other personal protective equipment as tasks dictate. Work Hours Monday through Friday with a minimum of 40 hours per week. Schedule and hours may change; may need weekends or after‑hours emergencies. Equipment/Machinery/Tools Hand tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc. User‑Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, and full ladders. Mops, brooms, vacuum cleaner, window squeegee, scrubber, step stool, small ladder, screwdriver, and other miscellaneous hand tools. Gloves should always be worn when using chemical cleaning agents. Physical Requirements Need to be on feet 66% to 100% of the time. Need to perform the following activities: Bend/Stoop/Squat: Routine maintenance/repairs, pick up debris. Climb Stairs: Routine duties require access to 2nd floor apartments. Push or Pull: Move equipment, light furniture, appliances, open and close doors. Reach Above Shoulder: Perform routine cleaning duties, maintenance, stock and remove equipment. Climb Ladders: Routine maintenance and cleaning duties. Grasp/Grip/Turn: Handle cleaning and grounds tools and equipment. Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs. Handle cleaning chemicals; certain chemicals may require pre‑mixing. Lifting/carrying: Over 150 lbs.: Rare need (less than 1% of the time). 75 lbs. – 150 lbs.: Occasional need (1% to 33% of the time). 25 lbs. – 75 lbs.: Frequent need (33% to 66% of the time). 1 – 25 lbs.: Constant need (66% to 100% of the time). Vision Requirements Constant need to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff. Frequent need to see things clearly beyond arm's reach; observe and assist in general maintenance; observe problems throughout property. Hearing Requirements Constant need to communicate with staff and residents. Speaking Requirements Constant need to verbally communicate with staff and residents. Mental/Emotional Requirements Work in a fast‑paced, customer‑service oriented environment. Perform duties under pressure and meet deadlines in a timely manner. Work as part of a team, as well as complete assignments independently. Take instructions from supervisors. Exercise problem‑solving skills. Interact with co‑workers, supervisors, guests and the public in a professional and pleasant manner. Working Environment Outdoors 66% to 100% of the time; all conditions; often for extended periods of time. Indoors 33% to 66% of time. Frequent need in awkward and confining positions. Reasoning Development Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Must think beyond a specific set of instructions. Safety Responsibilities Learn and comply with all company safety rules. Use appropriate safety equipment at all times. Immediately report all unsafe conditions to supervisors. Be familiar with all safety features or equipment, machinery, or materials encompassed by job duties. Check with supervisor if there is a question as to the safe procedure to be used for any job function.
