Job Overview Bldg Automation Sys Specialist Under the general direction of the Building Automation Systems Administrator or the District Energy Plants Manager, supports the planning, expansion, operation, and usage of various DFW Building Automation Systems (BAS)/ Distributed Control Systems (DCS) which manage HVAC, lighting, electrical service, and other facility/utility related systems. Provides level two support for access to the systems and operation of equipment. Becomes familiar with the basics of DFW Airport’s Environmental Management System & Environmental Policy and implements Best Management & Good Housekeeping Practices. What You Will Be Doing Participates in the planning and design of BAS/DCS in new construction and facility renovation/expansion projects with internal project management teams and outside consultants, architects, and engineering firms. Assists with planning vendor activities for repair and upgrade of existing systems. Track progress of work and reports same to BAS Administrator/District Energy Plants Manager. Responsible for backup and disaster recovery of managed systems. Assists with maintaining specifications for BAS/DCS systems in support of DFW Airport projects. Assists with development of networking, operating server, system access, and firewall strategies for BAS/DCS operation across multiple networks. Under the direction of the BAS Administrator/District Energy Plants Manager implements or oversees implementation of these strategies. Manages BACnet or appropriate system communication protocol registry and assignments. Reviews plans and specifications for all projects involving HVAC, lighting, or other digital facility systems. Participates in project meetings for work implemented by other Airport departments. Works with ETAM Commissioning group to conduct final acceptance tests for all additions and revisions to the BAS/DCS. Reviews and modifies BAS/DCS system graphics to improve usability and functionality. Monitors and verifies proper functionality of the BAS/DCS software programming, sequence of operations (SOO), and human machine interface (HMI) graphics of assigned systems. Documents system changes and modifications. Responds to inquiries from Airport staff, tenants, airline management and contractors to evaluate equipment performance and provide troubleshooting support. Provides training and guidance on the use of BA/DCS systems and the equipment it operates. Acts as a lead, or project coordinator, over a group of technicians, contractor personnel, or Terminal maintenance activity in performing related BAS/DCS repairs, modifications, and upgrades. Oversees the system monitoring and measures the performance and health of systems in area of focus and responds accordingly when systems fail to meet desired metrics. Research, reviews, and implements new functionality and new application system components. Works within a disciplined change-and-configuration management environment to maintain control over the configuration and introduction of new function to the operations. Participates on cross-functional teams to implement improved business solutions/business processes based on strategic plans. Maintains professional proficiency in the latest technologies and state of the art infrastructure technologies. Keeps the DFW Design Criteria Manual updated with the latest technologies and standards. Coordinates and performs network administration tasks. Provides device IP addressing and Firewall rules management technical support for LAN/VLAN related problems. Makes recommendations for and ensures compliance with network administrative procedures. Coordinates with various stakeholder groups in troubleshooting and resolving facility mechanical, electrical, and networking system issues associated with BAS/DCS. Monitors status of network servers, fiber optics networks and associated network switches to maintain systems reliability and resiliency. What You Need Associate's degree in engineering, energy, computer science, or related field. Four years combined experience including BAS or DCS and/or enterprise centralized and real-time industrial process applications and maintenance. Formal training in computer science/technology. Formal training in BAS/DCS technology, or related industrial systems control applications and maintenance. Any equivalent combination of education and/or experience may be substituted for the above. Possession of a valid Class C driver’s license. Required Knowledge, Skills, And Abilities Knowledge of the principles and practices of computer hardware/software maintenance and modification. Knowledge of the principles of commercial HVAC systems including chillers, boilers, AHU’s, VAV’s, FPB’s VRF systems, and associated ancillary equipment. Knowledge of communication protocols, peripheral equipment, and devices, used in the commercial HVAC industry. Knowledge of the hazards and safety precautions applicable to an industrial environment. Knowledge of Windows operating systems, and PC spreadsheet and word processing software. Skill in the use of controls application software. Skill in the use of electronic, electrical, electro-mechanical, and pneumatic test instruments. Ability to plan, schedule, coordinate and supervise the work of others, including contract personnel. Ability to interpret and develop blueprints, schematics, specifications and diagrams of instrumentation and controls systems. Ability to document work and maintain accurate records of installation, test results and repairs. Ability to respond to emergency call-out on a rotating basis. Ability to pass a medical physical examination. Knowledge of current computer technology, technological developments, and trends. Knowledge of the principles and practices of systems analysis and design. Knowledge of the principles and practices of automated systems design and implementation, including hardware, software, communications standards, and documentation. Ability to communicate clearly and effectively, both orally and in writing at all levels within and outside the organization. Ability to read and interpret schematics and drawings. Knowledge of the principles and practices of network management applications and platforms. Oversees troubleshooting of entire communications systems and ensures highest level of system availability. Develops and implements Emergency Operation Plans (EOP) to address catastrophic events. Desired Certification as a Microsoft Certified Systems Engineer Niagara Tritium Certified Facility or district energy operations experience. Special Requirements This is a designated safety sensitive position as defined in DFW Airport’s Drug and Alcohol Administrative Policy and Procedure. Applicants selected for this position will be required to pass a drug test prior to employment and to submit to drug screening on a random basis during the length of their employment in the safety sensitive position. Must obtain a Security Identification Display Area (SIDA) Airport Identification/Access Badge (badge) in accordance with Department of Homeland Security Transportation Security Administration (TSA) requirements in Chapter 49 of the Code of Federal Regulations Part 1500 et al. and DFW Airport’s Airport Security Program within thirty (30) days from date of employment and maintain qualification for a SIDA badge upon each badge renewal. Must submit and maintain Security credentials for restricted access to all areas of the Airport to perform assigned tasks. Must acquire Airport driving credentials to operate a motor vehicle within the Airport Operations Movement and Non-Movement Areas. Department may specify control systems and specific experience required to meet its technical requirement. This is a designated Essential Employee position as defined in the airport “Reporting to Work During Emergencies and Inclement Weather” and “Hours Worked” policies. Effort Works in a combined office and industrial plant environment. Subject to inclement weather and temperatures. Performs manual labor, frequently exerting forces equivalent to lifting to 25 pounds, and occasionally exerting forces equivalent to lifting up to 50 pounds. Climbs stairs and ladders, frequently while carrying tools and/or equipment. Stands and sits for prolonged periods of time. Occasionally works in a stooped position or with arms above the head for prolonged periods of time. Exchanges information via two-way radio, telephone, and intercom; listens for high-pitched warning of steam leaking. During emergency situations, works for long periods of time under stress. Operates hand tools, power tools, stationary tools, and test equipment. Uses near-visual acuity in reading reports, diagrams, and schematics. Uses far-visual acuity in driving equipment and vehicles. Uses normal color perception in reading schematics and verifying system’s color identification. Uses keyboard devices and computer monitors. Uses reasoning in problem solving and analysis. Performs intermediate mathematical calculations, involving fractions, decimals and percentages.
