Role The Manager, Counsel – Real Estate is a hybrid business counsel/transactional attorney role focused on complex real estate and physical security matters, supporting the Company’s Global Workplace Services (GWS) and Retail Bank real‑estate teams. This role is hybrid, meaning associates spend three days per week in‑person at one of our offices listed on this posting. At this time, Capital One will not sponsor a new applicant for employment authorization for this position. Responsibilities Include Independently manage (including drafting and negotiating) a wide range of corporate real estate transactions, focusing on leasing, purchase and sale agreements, land use/zoning matters, landlord‑tenant disputes, and other real property matters. Collaborate with multiple cross‑functional teams and stakeholders to support the Company’s real‑property transactions, risk analysis related to both office and retail portfolios, regulatory monitoring, and physical security initiatives. Identify and propose mitigation plans for legal and operational risks in proposed transactions and processes related to corporate real estate and physical security, serving as the legal risk steward in relevant forums. Propose and implement process improvements that promote efficiencies and advise on internal guidelines and procedures. Build and maintain strong relationships with legal and business stakeholders. Implement and manage repeatable, controlled processes for transactional and business counsel work. When necessary, manage and coordinate outside counsel, including delivery of services and cost management. The Person Ability to manage multiple transactions, take on new responsibilities, and handle novel issues. Exceptional negotiation skills and the ability to identify, lead, and manage a negotiation team. Ability to advise and counsel business groups on legal issues related to real property and physical security. Capacity to understand and balance business goals with legal risk, and articulate the reasoning behind legal advice. Willingness to work as a team player and interact with associates across departments and job levels. Ability to work in a fast‑paced environment with minimal supervision. Strong organizational skills with impeccable attention to detail. Excellent analytical, oral, and written communication skills. Ability to collaborate with internal constituents to create efficient processes and resolve issues across organizational boundaries. Adaptability to a dynamic environment and willingness to adjust to changing needs. Desire to learn new areas of law. Strong communication and interpersonal skills. Basic Qualifications Juris Doctor from an accredited law school. Active member in good standing of at least one state bar. At least three years of experience as an attorney in a law firm, government agency, military judge advocate, or in‑house counsel. At least three years of experience as an attorney in one or more of the following areas: real property transactions (landlord and tenant), third‑party procurement, vendor or outsourcing transactions (including from the buy side). Preferred Qualifications Four or more years of experience as an attorney in a law firm, government, or in‑house legal department, focused on real property transactions (landlord and tenant) and providing physical security guidance. Three or more years of experience advising clients in the financial services industry on real property and physical security matters. Two or more years of experience advising on complex real property transactions including land use, environmental, leasing, dispositions, and acquisitions, with experience handling landlord‑tenant disputes. Two or more years of experience advising on complex physical security matters, including life safety, threat management, access control, and mixed‑use development security. Experience with Google Workspace. Salary and Compensation Minimum and maximum full‑time annual salaries for this role are listed by location. McLean, VA: $164,800 - $188,100 for Manager, Counsel. Richmond, VA: $149,800 - $171,000 for Manager, Counsel. Candidates hired in other locations will be subject to the pay range associated with that location. This role is also eligible to earn performance‑based incentive compensation, which may include cash bonus(es) and/or long‑term incentives (LTI).
