Leasing Operations Managers, under the supervision of the General Manager, are responsible for the operation of the management office. The Leasing Operations Manager must report to work on time, appropriately dressed and in uniform including name tag at the beginning of each workday. All employees are required to read and adhere to the Policies and Procedures posted on the Company portal. Currently Established Responsibilities include performing and/or overseeing the following: Completing all required Company assigned training courses. Assisting in supervising and directing personnel in the management office on procedures, reports, records and work schedules established by the Company. Checking the condition of the model apartments, available "show" apartments, amenity areas, property appeal and the rental office daily. Confirming accuracy of Yardi records for resident move-in and renewal lease records. Inspecting vacant units for market readiness prior to move-in and after move-out. Monitoring unit availability, pricing and specials for new and renewal leases. Collecting and depositing of all physical check income. Assisting in ensuring the appropriate eviction and legal processes are completed. Assisting in addressing resident complaints. Assisting in the processing of invoices. Treating residents with respect, efficiency and courtesy. Being able to work weekends when requested. Performing and overseeing all leasing activities, including (1) responding to apartment inquiries via phone, email, website and in-person visits; (2) qualifying prospects; (3) outreach marketing, obtaining and recording prospect information; (4) scheduling appointments; (5) conducting community and apartment tours; and (6) maintaining exceptional customer service standards. Assisting in organizing resident events. Performing and overseeing lead management and resident retention efforts, including (1) follow-up communications with prospective residents, (2) management of lease renewal outreach, and (3) ensuring timely and effective conversion of leads and renewals. Performing and overseeing leasing administration, including (1) accepting/reviewing rental applications, (2) confirming collection of deposits and fees, (3) accurately preparing and maintaining all new lease and renewal documentation, and (4) ensuring timely data entry into Yardi for all prospects, applicants and residents. Assisting in training, supervising, and mentoring leasing staff, while ensuring leasing team members adhere to company policies, procedures, customer service standards, and leasing goals. Using technology and programs implemented by the Company as directed. Maintaining an inventory of all supplies, approved marketing material, and equipment. Reviewing all online marketing content regularly but no less than weekly. Assuming the responsibilities of the General Manager when directed to do so by the General Manager's Direct Supervisor or Asset Management. This includes, but is not limited to, walking the property each day the General Manager is unavailable to (1) inspect for cleanliness and security, (2) confirm that maintenance work has been completed, and (3) confirm that rent ready apartments have been properly prepared. Performing such other duties and assuming other responsibilities as may be assigned. The Leasing Operations Manager Must Possess the Following Qualifications: Must be familiar with business office management procedures. Must have prior experience in sales or leasing. Must have bookkeeping and record keeping experience. Must have general experience in real estate or property management. Must have experience in the supervision of office or sales personnel. Must possess adequate computer skills. Must possess a valid driver's license.
