Senior Financial Analyst (Commercial Real Estate)

Position Summary: The FP&A Senior Analyst / Manager is a key financial contributor within Kimaya’s expanding commercial real estate platform. This role supports financial planning, performance monitoring, investor reporting, and strategic projects across a diverse portfolio that includes multifamily, build‑to‑rent communities, senior living (including 55+), hospitality, and retail. Key Responsibilities Financial Planning, Forecasting & Performance Management Support and execute budgeting, forecasting, and variance reporting for both development and operating assets at the individual project and portfolio levels. Monitor operating performance across the portfolio, delivering variance analyses and performance insights to leadership. Build and maintain dashboards, KPIs, and financial summaries to support executive decision‑making. Collaborate with the Asset Manager to analyze revenue, expenses, operational performance, and capital planning across third‑party property management relationships. Financial Modeling & Underwriting Build and maintain detailed financial models, including development pro formas, investor waterfalls, sensitivity analyses, consolidated cash flows, and portfolio‑level budgets. Support development and acquisitions teams with underwriting, financial diligence, and evaluation of new opportunities across all asset types. Prepare quarterly investor reporting packages that include project‑level and portfolio‑level financial results, variance commentary, and KPI updates. Assist in the creation and refinement of investor decks, presentations, and capital raise materials. Support lender reporting requirements, ongoing compliance obligations, and preparation of financial documentation. Assist with stress‑testing and forward forecasting of financial covenants and lender compliance metrics. Systems, Optimization & Special Projects Support the implementation of asset management software platforms, ensuring accurate data entry, setup, integration, and ongoing reporting. Identify and propose opportunities to utilize AI tools to increase efficiency in underwriting, modeling, capital raise workflows, and investor presentation development. Support senior leadership on strategic initiatives and special projects as assigned. Required Qualifications Bachelor’s degree in Finance, Accounting, Real Estate, or a related field. 3–5 years of experience in FP&A, corporate finance, or real estate financial analysis. Exposure to real estate development, asset management, or investment analysis within multifamily, BTR, rental communities, senior living, or hospitality is a strong plus. Solid financial modeling capabilities, including development pro formas, IRR modeling, scenario analysis, and equity waterfall structures. Working knowledge of real estate investment and operational metrics (NOI, IRR, equity multiple, DSCR, cap rates) as well as common investment and lending structures. Ability to prepare clear, organized financial presentations and investor‑ready reports. Highly organized, detail‑oriented, and able to manage multiple deadlines in a fast‑paced, hands‑on environment. Strong communication and interpersonal skills, with the ability to collaborate across development, finance, and operations teams. Curiosity and desire to leverage AI tools to reinvent common FP&A workflows and financial modeling. Advanced financial modeling and analytical skills, with the ability to build and interpret development pro formas, investor waterfalls, and portfolio cash flows. Working understanding of real estate finance, capital structures, and investment metrics (NOI, IRR, DSCR, equity multiple, etc.). High proficiency in Excel and PowerPoint; familiarity with asset management or BI platforms is a plus. Strong analytical instincts with the ability to translate financial results into clear, actionable insights. Good verbal and written communication skills, with a developing ability to present to leadership and external stakeholders. Strong organizational and time‑management abilities, with the capacity to manage multiple projects and deadlines simultaneously. Detail‑oriented, self‑motivated, and able to work both independently and collaboratively in a fast‑paced, entrepreneurial environment. Ability to maintain confidentiality and handle sensitive financial information with discretion. Problem‑solving mindset with a proactive approach to identifying process improvements and operational efficiencies. Physical Requirements Prolonged periods of sitting at a desk and working on a computer. Ability to lift up to 15 pounds occasionally (e.g., documents, presentation materials, equipment). Must be able to navigate office environments, attend onsite meetings, and travel to properties or project sites as needed.
