Maintenance Director $58k-$80k (Full Time)

Maintenance Director (Full Time) Salary: $58,000-$80,000 with up to $4,000 annual performance bonus. Location: St. Joseph, Missouri. Shift: Monday through Friday, 8 a.m.–5 p.m. (Manager on Duty shows weekend rotation). Position type: Full Time. Responsibilities Keep quality consistent: Ensure the building and grounds are held to the highest standards of maintenance, cleanliness, and appearance. Lead maintenance and housekeeping: Oversee plant operations and housekeeping departments, including budget, staffing, and compliance. Maintain resident satisfaction: Keep residents satisfied with community appearance and address requests in a timely manner. Ensure safety: Keep safety of employees, guests, and residents top of mind, managing potential environmental hazards and responding in emergencies. Qualifications At least eighteen (18) years of age. HVAC certification and experience highly recommended. Knowledge of construction, refinishing, painting, plumbing, floor/carpet care, refurbishing; landscaping experience a plus. At least two (2) years of experience in apartment or other multiple‑unit maintenance with supervisory experience. Clear verbal and written communication skills. Ability to lift or move items more than 50 pounds. Physical activity: standing, walking, bending, kneeling, stooping all day with ladder use; indoor and outdoor work, including inclement weather. Criminal background cleared. Good health and mentally capable of performing assigned tasks; health screening within six months prior or seven days after employment; free from pulmonary tuberculosis at screening. Clean driving record as required by the insurer’s policy. Experience in senior housing preferred. Leadership and supervision competency. Working knowledge of current OSHA regulations.
