Vice President Property Management

Director / Vice President, Property Management Compensation: $150,000 - $165,000 Base Salary + 20% Annual Bonus Reports To: Ownership About the Company Our client is a well-established real estate developer, owner, and asset manager with a portfolio of retail and mixed-use properties throughout Texas. As the organization continues to grow, they are seeking a senior property management leader to oversee day-to-day operations, drive portfolio performance, and provide leadership across their property management function. Position Overview The Director / Vice President of Property Management will be responsible for the operational and financial performance of a portfolio of retail and mixed-use assets. Reporting directly to ownership, this individual will serve as the senior property management leader within the organization, overseeing a team of 2-3 in-house Property Managers while ensuring the portfolio operates efficiently and profitably. Key Responsibilities Provide leadership and oversight for a portfolio of retail and mixed-use properties. Manage, mentor, and develop a team of 2-3 in-house Property Managers. Oversee all aspects of property operations, ensuring assets are maintained to a high standard and operate efficiently. Lead annual budgeting, forecasting, expense management, and financial planning efforts across the portfolio. Monitor property performance and identify opportunities to improve operational efficiency and enhance asset value. Oversee CAM reconciliations, tenant recoveries, vendor contracts, and service agreements. Build and maintain strong tenant relationships while serving as the primary escalation point for tenant concerns. Ensure compliance with lease obligations, company policies, and operational procedures. Oversee capital improvement initiatives, property enhancements, and special projects as required. Prepare and present operational and financial reports to ownership. Act as a key leader within the organization, providing both strategic direction and hands-on support across the portfolio as needed. Qualifications Bachelor's degree in Business, Real Estate, Property Management, or a related field preferred. 10-15+ years of commercial property management experience. Proven experience managing retail properties; mixed-use experience is strongly preferred. Previous leadership experience managing and developing property management teams.
