Job Title

Block Companies is a full-service General Contractor and co-developer, experienced across an extensive range of multifamily projects. Our chief focus is the development and construction of affordable housing in the markets we serve, which include Louisiana, Texas, Georgia, and North Carolina. Experience

• 3+ years of multi-family/commercial estimating experience. Previous experience with multi-family product types preferred; (wrap, podium & garden).
• Experience with wood framed construction projects.
• Experience with estimating, bid-preparation, pre-bid conferences, scope review and buyout.
• Close collaboration with all members of the project team, client, design team and regional leadership.
• Prior experience with governmental agency requirements. preferred; (HUD, FEMA, GLO, etc.)

Responsibilities/Qualifications

• Analyzation of bid/contract documents to gain a thorough understanding of the project. Review all documents for clarity, conflicts, errors, and omissions.
• Production and issuance of the following items for bidding purposes.
  • Drawings
  • Specifications
  • Reports
  • Addenda
  • Pre-Bid Conference Notes
  • Sample Subcontract
  • Insurance and Bonding Requirements
  • Wage Scale & Other Compliance Requirements
  • List of Alternates
  • Schedule
  • Bid Packages
  • Logistics Plan
• Knowledge of contractual solicitation requirements and procedures.
• Participate in profit/fee enhancement strategies.
• Develop RFI's based on examination of bid documents, consultation with other members of estimating team, design team, client, and subcontractors.
• Visit project sites to gather information related to on-site factors.
• Quantity take-offs of assigned scopes (OST or Blue Beam).
• Determine anticipated or estimated cost of work per scope (sq ft or unit cost).
• Analysis of bid pricing (verify bidders have the correct quantity/compare one bidder qty to another and internal take off).
• Create and maintain your scope assignment folder (Toolbox).
• Create and maintain a Bid Tracker with all possible bidders listed that apply to your assigned scopes of work.
• Create and complete Scope Sheets for detailed analysis of pricing from multiple bidders.
• Develop and maintain relationships with vendors and subcontractors.
• Coordinate with operations about Subcontractor / Supplier history.
• Evaluate subcontractors and suppliers for their ability to perform the required scope on each project.
• Manage all communication between yourself, vendors, and subcontractors.
• Present well prepared estimates of your scopes to the senior estimator.

• Strong communicator.
• Working knowledge of Green Building Techniques.
• Flexible and detail-oriented team player.
• Ability to identify and resolve complex issues.
• Understanding of building processes, systems, and types of construction.
• Cost estimating and budgeting.
• Computer skills in MS Office, Procore, Bluebeam, OST, iSQft, and scheduling software (MS Project, Primavera or similar).
• A strong work ethic and a "can-do" attitude
• Motivation and leadership of other team members.
• Ability to travel as needed.

Education/Training

• Bachelor's degree or equivalent relevant experience in construction management, engineering, or related field.
