Multi-Site Property Manager

Location: Southern California (Travel Required)
Position Type: Full-Time
Reports To: Vice President of Operations

Position Summary

Macae Fidelity is seeking an experienced, motivated, and results-driven Multi-Site Property Manager to oversee the daily operations of multiple residential apartment communities. This position is responsible for maximizing occupancy, minimizing delinquency, ensuring excellent customer service, maintaining compliance, and leading onsite teams to achieve company goals.

This position does not require the employee to live onsite.

Minimum Qualifications

• Minimum of 5 years of residential property management experience is required.
• Previous experience managing multiple apartment communities preferred.
• Strong knowledge of Fair Housing laws and landlord/tenant regulations.
• Experience with AppFolio or similar property management software preferred.
• Proven ability to manage leasing, collections, budgeting, and staff.
• Excellent leadership and organizational skills.
• Strong communication and customer service abilities.
• Valid driver's license, reliable transportation, and proof of insurance.
• Ability to travel between assigned properties.

Essential Duties & Responsibilities

Property Operations

• Oversee the daily operations of multiple apartment communities.
• Ensure all communities meet occupancy and financial goals.
• Maintain curb appeal and property standards.
• Conduct regular site inspections and follow up on deficiencies.
• Ensure all company policies and procedures are followed.

Leasing

• Monitor leasing performance and occupancy.
• Coach onsite teams to increase leasing conversions.
• Ensure all vacant units are marketed and shown promptly.
• Review market surveys and recommend pricing adjustments.
• Monitor lease renewals and resident retention.

Delinquency & Collections

• Monitor delinquency reports daily.
• Ensure balance letters, Three-Day Notices, and legal notices are issued timely.
• Work with legal counsel on eviction filings.
• Develop collection strategies to reduce bad debt.

Maintenance

• Work closely with Maintenance Supervisors to ensure:
• • Vacant units are completed timely.
  • Preventative maintenance is completed.
  • Work orders are completed promptly.
• Monitor vendor performance and expenses.

Staff Management

• Supervise onsite managers, leasing staff, and maintenance personnel.
• Provide coaching, training, and performance evaluations.
• Assist with hiring, onboarding, and disciplinary actions when necessary.
• Foster a positive and professional work environment.

Financial Responsibilities

• Review budgets and operating expenses.
• Approve invoices and monitor expenditures.
• Control operating costs while maintaining property standards.
• Review financial reports and recommend improvements.

Compliance

• Ensure compliance with:
• • Fair Housing Laws
  • State and Local Landlord/Tenant Laws
  • Company Policies
  • Safety Regulations
• Maintain complete and accurate resident files.

Reporting

Provide accurate and timely reports including:

• Occupancy
• Vacancy
• Delinquency
• Leasing Activity
• Unit Turn Status
• Capital Projects
• Maintenance Updates

• Ability to inspect vacant units and common areas.
• Ability to travel between assigned properties.
