Assistant Property Manager

About the Role The Assistant Property Manager coordinates with the Property Manager and General Manager to direct and supervise building staff and vendors in accordance with policies and procedures. This role plays a key part in maintaining the reliability and performance of our buildings, creating safe and functional environments for tenants, clients, and patients. Key Responsibilities Supporting tenant satisfaction through customer service, addressing tenant inquiries, and coordinating participation in tenant satisfaction surveys. Assisting in overseeing day-to-day property operations, including preventive maintenance programs, vendor and contractor management, facility inspections, contract administration, and regulatory compliance. Preparing financial and operational reports for the Property Manager, monitoring accounts receivable and collections, and coordinating lease default and delinquency proceedings. Assisting with the preparation and management of operating expense reconciliations, capital budgets, recoveries, budget adjustments, and due diligence activities. Coordinating vendor/contractor services as appropriate to support daily property operations. Collaborating with the Property Manager and Engineering team to develop and implement capital improvement plans and property enhancement projects. Coordinating lease administration activities, including lease documentation, renewals, amendments, and tenant compliance, in partnership with the Property Manager and General Manager. Assisting with tenant relations and event coordination. Developing presentations, proposals, correspondence, and management reports while providing administrative and operational support as needed. Dispatching and tracking routine work orders to maintenance staff or other responsible parties. Retrieving incoming calls in a professional manner and delivering a high level of customer service as appropriate. Qualifications High School Diploma or GED; BA or BS preferred. 1–3+ years of experience in real estate management, ideally within medical office buildings. Must be located in Wheat Ridge, CO, surrounding area, or willing to relocate for the duration of employment. Must be in office 5 days a week; willing to thrive in a blended work environment (5 days in office with property visits). Strong knowledge of accounting principles, practices, and software, preferably within real estate. Proficient in MS Office (especially Excel and Word) with excellent attention to detail and mathematical aptitude. Skilled in communication, customer service, organization, and multitasking to ensure accuracy and timely completion. Exercises sound judgment independently and maintains flexibility for up to 10% annual travel. This range reflects a good‑faith estimate of the base salary that Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
