Construction Project Manager – Process Piping Location: Central Texas Reports To: Regional Vice President Employment Type: Full-Time Industry: Advanced Manufacturing / High-Tech Industrial Construction Compensation: $130 - 170K (DOE) Position Summary Greenberry Industrial is seeking an experienced Construction Project Manager – Process Piping to lead the execution of industrial process-piping projects throughout Central Texas. The Construction Project Manager is responsible for the overall planning, execution, financial performance, and successful completion of assigned projects. This position provides leadership from preconstruction and project startup through fabrication, field installation, testing, commissioning support, turnover, and final closeout. The successful candidate will have a strong background in industrial process piping with demonstrated experience managing direct-hire craft labor, field supervision, subcontractors, fabrication operations, schedules, budgets, quality programs, and client relationships. Experience within semiconductor, advanced manufacturing, battery, pharmaceutical, chemical processing, renewable energy, data center, or other high-tech and mission-critical environments is preferred. Key Responsibilities Project Leadership & Execution Provide overall leadership and accountability for assigned process-piping projects. Manage project execution from initial planning through fabrication, installation, testing, turnover, and closeout. Develop and execute project construction plans, manpower strategies, procurement plans, fabrication sequences, installation sequences, and turnover strategies. Manage project staff, field supervision, subcontractors, and direct craft personnel across multiple work fronts. Coordinate field installation and shop fabrication activities to maximize productivity and schedule performance. Ensure work is performed in accordance with contract documents, engineering drawings, specifications, P&IDs, approved procedures, and client requirements. Conduct routine field and fabrication-shop reviews to monitor safety, quality, productivity, schedule, and overall project performance. Identify project constraints, risks, and opportunities and drive timely resolution. Process Piping & Fabrication Oversee the fabrication and installation of process and utility piping systems associated with advanced manufacturing and high-tech industrial facilities. Piping materials and fabrication methods may include stainless steel pipe and tubing, bright-annealed and electropolished tubing, orbital welding, PFA tubing, PVDF, polypropylene, CPVC, double-wall thermoplastic systems, and other specialty piping materials. Responsibilities include: Coordinate shop and field fabrication activities. Maximize prefabrication and modularization opportunities. Establish fabrication priorities consistent with field sequencing and project milestones. Coordinate material receiving, storage, traceability, clean handling, fabrication, inspection, packaging, delivery, and installation. Maintain appropriate segregation of high-purity, thermoplastic, chemical, and specialty fabrication activities. Coordinate orbital welding, thermoplastic fusion, specialty fabrication equipment, operator qualifications, and equipment calibration. Ensure fabricated materials are properly protected against contamination and damage through final installation. Schedule, Manpower & Productivity Develop and maintain project schedules, manpower plans, and short-interval production plans. Forecast manpower requirements based on project needs and available work fronts. Monitor installed quantities, earned hours, labor productivity, and schedule performance. Compare actual labor performance against estimated and budgeted labor units. Establish measurable production goals for field supervision and craft. Identify productivity trends and implement corrective actions as necessary. Develop and execute recovery plans when project performance falls behind schedule. Manage workforce mobilization, ramp-up, shift requirements, and demobilization. Maintain appropriate levels of supervision, safety, quality, project controls, and material-management support. Cost & Commercial Management Maintain responsibility for overall project financial performance. Develop and maintain project budgets, cost reports, forecasts, and estimate-at-completion projections. Monitor direct labor, indirect labor, materials, equipment, fabrication, and subcontractor costs. Maintain accurate cost and productivity forecasting throughout project execution. Manage project billing, progress measurement, cash flow, and financial reporting. Identify scope growth, design changes, differing conditions, acceleration, disruption, schedule impacts, and other potential changes. Manage RFIs, change-order proposals, notices, pricing requests, and commercial correspondence. Maintain contemporaneous records supporting contractual entitlement and cost recovery. Review subcontractor and vendor performance, invoices, and contractual compliance. Protect project margin through disciplined cost control, productivity management, and change management. Client & Stakeholder Management Serve as a primary project liaison with owners, general contractors, engineering firms, vendors, subcontractors, inspectors, and commissioning personnel. Lead project meetings and provide clear status updates to clients and senior leadership. Develop and maintain strong client relationships through proactive communication and successful project execution. Coordinate closely with engineering, procurement, project controls, BIM/VDC, fabrication, quality, safety, and commissioning teams. Support business-development and repeat-client opportunities through strong project performance. Safety Leadership Champion Greenberry’s safety culture and expectations. Ensure compliance with company policies, OSHA requirements, client requirements, and project-specific safety programs. Hold project leadership, supervision, subcontractors, and craft accountable for safe work execution. Participate in pre-task planning, safety meetings, hazard assessments, observations, audits, and corrective-action programs. Ensure higher-risk activities receive appropriate planning, supervision, and controls. Integrate safety requirements into construction planning, scheduling, and daily production activities. Quality, Testing & Turnover Work closely with project quality personnel to ensure compliance with specifications, approved procedures, applicable codes, and quality requirements. Ensure welding, fusion, fabrication, installation, inspection, testing, and documentation requirements are properly implemented. Maintain appropriate material traceability and fabrication documentation. Coordinate inspection and NDE activities. Manage pressure testing, leak testing, cleaning, flushing, purging, drying, and other system-completion activities as applicable. Ensure high-purity and clean-system requirements are maintained throughout fabrication and installation. Manage punch-list completion and corrective work. Develop and execute progressive system-based turnover strategies. Coordinate mechanical completion, commissioning support, final acceptance, and project closeout. Ensure required turnover documentation is complete and accurate. Project Controls & Reporting Maintain effective project controls for: Cost and forecasting Schedule and milestones Manpower and productivity Procurement and material status Fabrication and installation progress RFIs and submittals Change management Risks and constraints Testing and system completion Turnover and closeout Provide concise reporting to senior leadership identifying project status, financial performance, schedule performance, forecast, major risks, required decisions, and corrective actions. Leadership Responsibilities Provide leadership and accountability to project personnel that may include: Project Engineers and Assistant Project Managers Construction Managers General Superintendents and Superintendents General Foremen and Foremen Project Controls personnel BIM/VDC personnel QA/QC personnel Safety professionals Procurement and material-management personnel Fabrication-shop supervision Administrative personnel Direct craft Specialty subcontractors The Construction Project Manager must establish clear responsibilities, measurable expectations, effective communication, and accountability throughout the project organization. Required Qualifications Texas Class A Air Conditioning and Refrigeration (ACR) Contractor License. 10+ years of industrial construction experience. 5+ years managing mechanical, process-piping, or specialty piping projects. Demonstrated experience managing direct-hire craft organizations. Strong knowledge of industrial and high-purity piping fabrication and installation. Working knowledge of applicable ASME piping codes and industry construction standards. Strong understanding of welding, specialty fabrication, thermoplastic piping, testing, and construction means and methods. Experience managing project cost, schedule, procurement, subcontractors, change management, and client relationships. Ability to read and interpret P&IDs, isometric drawings, piping plans, fabrication drawings, specifications, BIM models, and test packages. Experience developing manpower-loaded schedules and production plans. Strong understanding of construction productivity and labor-cost management. Strong leadership, communication, commercial, and client-management skills. Proficiency with common construction project-management, scheduling, cost-control, BIM, and document-management platforms. Preferred Qualifications Preference will be given to candidates with experience in: Semiconductor manufacturing Solar and battery manufacturing Advanced manufacturing Pharmaceutical and life-science facilities Chemical processing Renewable energy Data centers and mission-critical facilities High-purity and specialty process piping Chemical and specialty gas distribution Orbital-welded stainless steel tubing PFA, PVDF, polypropylene, and specialty thermoplastic piping Cleanroom and controlled-environment fabrication Shop prefabrication and modularization Direct-hire industrial construction Fast-track project execution System-based testing, commissioning, and turnover A Bachelor’s degree in Construction Management, Engineering, Mechanical Engineering, or a related field is preferred. Significant relevant industrial construction experience may be considered in lieu of a degree.
