Ascent Construction Group is seeking an experienced Concrete Shell Project Manager to manage multiple structural concrete and masonry projects throughout Broward and Miami-Dade Counties.
This is a multi-project management position responsible for overseeing assigned concrete shell projects from preconstruction and procurement through structural completion and closeout. The Project Manager will be accountable for project financial performance, contracts, procurement, scheduling, documentation, subcontractor and vendor coordination, change management, and overall execution across several active projects.
Assigned projects may include multifamily, high-rise residential, student housing, hospitality, mixed-use, parking structures, and other large-scale commercial developments.
The Project Manager will divide their time among active project sites and work closely with Senior Project Management, General Superintendents, Concrete Superintendents, field leadership, structural engineers, testing agencies, inspectors, suppliers, subcontractors, and project ownership teams.
The ideal candidate understands that successful concrete shell construction depends on detailed pre-pour planning, accurate quantity and production tracking, timely procurement, coordinated shop drawings, disciplined cost control, and close alignment between project management and field operations.
RESPONSIBILITIESMulti -Project Concrete Shell Management
- Manage multiple concrete shell projects simultaneously throughout Broward and Miami-Dade Counties.
- Maintain responsibility for assigned projects from preconstruction and procurement through structural completion and closeout.
- Develop a thorough understanding of each project’s structural drawings, specifications, contract requirements, schedule, budget, logistics, and subcontractor scopes.
- Establish priorities across multiple projects based on schedule milestones, procurement requirements, resource needs, financial exposure, and field conditions.
- Conduct regular project-site visits and maintain direct communication with project superintendents and field leadership.
- Monitor the overall progress, production, profitability, quality, safety, and contract compliance of each assigned project.
- Maintain project-specific action lists and ensure critical issues are resolved within required timeframes.
- Provide clear and timely reporting to senior management regarding project status, risks, financial performance, and resource requirements.
- Identify developing schedule, cost, manpower, procurement, and coordination issues before they affect field production.
Concrete Shell Execution
- Manage concrete shell scopes involving foundations, pile caps, grade beams, slabs-on-grade, cast-in-place walls, columns, elevated decks, post-tensioned slabs, reinforcing steel, structural masonry, embeds, blockouts, and related structural work.
- Coordinate formwork, reinforcing steel, concrete placement, masonry, post-tensioning, waterproofing interfaces, sleeves, openings, embeds, and structural inspections.
- Work with field leadership to establish concrete sequencing, pour cycles, manpower plans, crane and hoisting requirements, access, logistics, and material-flow plans.
- Participate in preconstruction, pre-pour, and structural coordination meetings.
- Confirm that reinforcing steel, formwork, post-tensioning materials, embeds, sleeves, inspections, testing, labor, equipment, pumps, and concrete supply are coordinated before each placement.
- Track concrete pours, production quantities, cycle times, manpower, material usage, and productivity against project budgets and schedules.
- Coordinate concrete mix designs, testing, curing, stripping, reshoring, stressing, repair procedures, and acceptance requirements.
- Review structural drawings and shop drawings for constructability, sequencing, and coordination conflicts.
- Coordinate shell construction with underground utilities, waterproofing, MEP penetrations, stairs, elevators, exterior wall systems, façade systems, and other adjacent trades.
Financial Management and Cost Control
- Manage the financial performance of multiple assigned concrete shell projects.
- Maintain project budgets, commitments, cost projections, revenue forecasts, and monthly financial reporting.
- Track labor, material, concrete, reinforcing steel, masonry, formwork, pumping, equipment, crane, and subcontractor costs.
- Compare installed and purchased quantities against estimates, budgets, billings, and remaining project requirements.
- Monitor production rates and identify labor, material, equipment, or schedule conditions that could affect profitability.
- Review and process subcontractor pay applications, vendor invoices, concrete tickets, material receipts, equipment charges, and project expenses.
- Prepare, negotiate, and track subcontractor and owner change orders.
- Maintain accurate logs for potential changes, pending changes, approved changes, back charges, and disputed costs.
- Support monthly owner billing, subcontractor billing, cash-flow planning, cost-to-complete forecasting, and project financial reviews.
- Promptly communicate cost variances, quantity overruns, production concerns, and potential financial exposure to senior management.
Contracts, Procurement, and Vendor Management
- Support bidding, scope development, bid leveling, negotiation, selection, and award for concrete shell subcontractors, suppliers, and vendors.
- Prepare and administer subcontract agreements, purchase orders, material orders, and related project commitments.
- Ensure that subcontract and purchase-order scopes are complete, coordinated, and consistent with the contract documents.
- Develop and manage procurement schedules across multiple projects.
- Coordinate reinforcing steel, welded wire reinforcement, post-tensioning materials, concrete accessories, embeds, masonry materials, formwork systems, shoring, and related structural components.
- Track shop drawings, approvals, material releases, fabrication, delivery schedules, and long-lead items.
- Coordinate project needs across suppliers and vendors to avoid material shortages and delivery conflicts.
- Monitor subcontractor and vendor performance, manpower, production, contract compliance, insurance, lien waivers, and required documentation.
- Maintain productive, professional, and accountable relationships with subcontractors, suppliers, and vendors.
Project Controls and Documentation
- Manage RFIs, submittals, shop drawings, correspondence, meeting minutes, logs, and project records for multiple projects.
- Review reinforcing steel, post-tensioning, formwork, embed, masonry, and other structural submittals for completeness and coordination.
- Evaluate RFIs and submittals for constructability, cost, schedule, sequencing, and field impacts before submission.
- Maintain complete and current project documentation within the company’s construction management platform.
- Track structural design clarifications, approvals, inspections, testing results, nonconforming work, and required deliverables.
- Support project schedules, shell schedules, concrete look-ahead schedules, pour plans, recovery plans, and milestone tracking.
- Maintain concrete pour logs, inspection records, testing reports, delivery tickets, quantity records, and deficiency logs.
- Document delays, changed conditions, field directives, additional work, and potential impacts in accordance with contract requirements.
Quality, Safety, and Closeout
- Support project-specific quality-control plans and verify that work complies with contract documents, approved submittals, structural requirements, and company standards.
- Coordinate reinforcing steel, formwork, post-tensioning, masonry, threshold, embed, and concrete inspections.
- Coordinate concrete testing, cylinder breaks, stressing reports, survey verification, and other structural testing requirements.
- Track and resolve concrete deficiencies, dimensional issues, misplaced embeds, honeycombing, testing concerns, repair procedures, and nonconforming work.
- Work with field leadership and safety personnel to ensure concrete operations are properly planned and performed safely.
- Manage structural closeout requirements, including testing records, inspection reports, repair documentation, warranties, as-built information, and final lien releases.
- Ensure each project is financially, contractually, and administratively closed out following structural completion.
QUALIFICATIONSExperience and Education
- Minimum of five years of progressive commercial construction project management experience.
- Demonstrated experience managing multiple construction projects or concrete shell projects simultaneously.
- Direct project management experience with cast-in-place concrete, formwork, reinforcing steel, elevated slabs, foundations, and structural masonry.
- Experience with post-tensioned concrete construction is strongly preferred.
- Experience with multifamily, high-rise residential, student housing, hospitality, mixed-use, parking structures, or comparable commercial construction is strongly preferred.
- Experience managing aggressive pour cycles and structural milestone schedules is highly desirable.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Business, or a related field is preferred. Equivalent concrete shell construction experience will be considered.
Technical Knowledge
- Strong knowledge of concrete shell estimating, budgeting, quantity tracking, cost forecasting, procurement, scheduling, subcontract administration, change management, RFIs, submittals, and closeout.
- Ability to read and interpret structural drawings, reinforcing steel details, specifications, contracts, schedules, and subcontractor scopes.
- Working knowledge of concrete mix designs, formwork systems, reinforcing steel, shoring and reshoring, post-tensioning, masonry, testing, curing, and structural inspection requirements.
- Ability to identify coordination issues involving MEP penetrations, sleeves, embeds, blockouts, waterproofing, and adjacent trades.
- OSHA 10 certification required.
- OSHA 30 certification preferred. Candidates without OSHA 30 must obtain it within 30 days of hire.
- Proficiency with Microsoft Office and construction management software.
- Experience with Autodesk Build is strongly preferred.
- Experience with Bluebeam and construction scheduling software is beneficial.
- Valid driver’s license and reliable transportation are required.
