Senior Property Manager

Providence Living is a boutique real estate development company involved in both the development and management of rental housing in the Providence area. We strive to make housing both easy and affordable and take pride in the quality of our homes and in providing residents with the best service possible. We currently own and manage nearly 300 residential units and 100,000 SQFT of commercial space. Position Reports To : Director of Property Management Job Description We are seeking a full-time Senior Property Manager to join our team. The ideal candidate is someone who is self-motivated, detail-oriented, and a "team player.” Daily and weekly responsibilities include, but are not limited to: Key Responsibilities Property Management: Manage day-to-day operations of assigned properties, including maintenance, repairs, and inspections. Tenant Relations: Serve as the main point of contact for tenants, addressing inquiries, resolving complaints, and ensuring high levels of tenant satisfaction. Property Maintenance: Coordinate timely repairs with maintenance technicians, manage vendor relationships and contract negotiations, ensure compliance with health and safety codes through regular inspections, and analyze tenant turnover rates to implement strategies that minimize vacancies. Lease Administration: Oversee lease agreements, create new tenant accounts ensuring their access, and collect payments prior to move-in. The role also involves assisting with property showings and handling leads as needed during the week, while participating in a rotation for weekend showings. Compliance: Ensure properties comply with local, state, and federal regulations, including health and safety codes. Administrative Duties: Maintain property files and documentation in Buildium and Dropbox, prepare and distribute various notices and reports (including 5-Day Notices and noise violations), coordinate move-in and move-out procedures such as turnovers, cleaning schedules, key pick-up, and parking maps, as well as manage security deposit charges and returns. Position Requirements Must have excellent verbal, written, communication, and interpersonal skills Must have strong problem-solving skills to find effective solutions for a variety of potential issues Must have a valid driver’s license with reliable transportation Must be familiar with Google Drive and social media platforms Must be able to sit for prolonged periods of time and lift up to 25 lbs At least 5 years of Property Management experience is required. Office and field-based position, 40+ hours per week, Monday-Friday, some nights and weekends required Compensation Overall compensation package between $85,000-$95,000 / year commensurate with experience.
