ABOUT SGVCLT
San Gabriel Valley Community Land Trust (SGVCLT) is a resident-led, place-based nonprofit expanding community ownership of land, preserving long-term affordability, preventing displacement, and advancing housing justice across the San Gabriel Valley.
Our early real estate activity is concentrated in Altadena, with a growing pipeline of opportunities across the region. We partner with residents, public agencies, mission-aligned developers, funders, and community organizations to move land and housing from speculation toward lasting community benefit.
THE OPPORTUNITY
SGVCLT is seeking a technically strong, practical real estate professional who wants to apply their expertise where it can create lasting community benefit. The Director of Real Estate will help turn a growing pipeline of opportunities into well-evaluated, executable projects and steward SGVCLT’s land and housing assets over time.
This is a meaningful part-time leadership role in an early-stage organization. The successful candidate will be comfortable building systems while advancing active work and bringing structure and sound judgment to an evolving organization. The strongest candidates will combine real estate acquisition and project execution expertise with disciplined follow-through, humility, collaboration, and a genuine commitment to community ownership.
POSITION SUMMARY
Reporting to the Executive Director, the Director of Real Estate is SGVCLT’s lead staff resource for property acquisition, real estate project planning and implementation, and portfolio stewardship. The Director will assess prospective opportunities, coordinate projects from early feasibility through acquisition and development, and build repeatable systems that strengthen SGVCLT’s ability to act.
KEY RESPONSIBILITIES
- Build and maintain a disciplined pipeline of prospective land, housing, preservation, and development opportunities across the San Gabriel Valley.
- Evaluate prospective acquisitions for mission alignment, feasibility, affordability, community benefit, organizational capacity, timing, and risk.
- Coordinate due diligence, preliminary underwriting, transaction requirements, financing considerations, escrow, and closing readiness.
- Create and manage project workplans, schedules, budgets, milestones, risk logs, decision points, and next steps for active properties.
- Maintain portfolio stewardship, compliance, property records, and scalable systems for SGVCLT’s growing real estate practice.
- Provide technical analysis and decision-ready recommendations to the Executive Director and, when requested, the Real Estate Committee or Board.
REQUIRED QUALIFICATIONS
- At least three years of relevant experience in affordable housing development, real estate project management, acquisitions, community development, construction management, asset management, or a closely related field.
- Demonstrated knowledge of property evaluation, preliminary feasibility, due diligence, transaction processes, and closing requirements.
- Working knowledge of development budgets, project financing, land use and permitting, construction or rehabilitation processes, and real estate documentation.
- Ability to independently advance multiple real estate workstreams involving partners, deadlines, risks, and decision points within a part-time schedule.
- Strong analytical, organizational, written, and verbal communication skills, with sound judgment and consistent follow-through.
- Commitment to housing justice, racial and economic equity, community ownership, and resident-centered development, with the ability to travel locally throughout the San Gabriel Valley.
PREFERRED EXPERIENCE
- Community land trusts, affordable homeownership, housing preservation, rehabilitation, naturally occurring affordable housing, or small-site development.
- Asset management, ground leases, affordability restrictions, property stewardship, donated property, bargain sales, or other mission-driven acquisition pathways.
- California and Los Angeles County housing programs, land-use processes, public funding, and affordable housing compliance.
WORK ENVIRONMENT, SCHEDULE & COMPENSATION
This is a part-time, hybrid position averaging 20 hours per week. The schedule will be established with the Executive Director and will include remote work, in-person meetings, property visits, and occasional evening or weekend meetings. Regular local presence in the San Gabriel Valley is required; early project activity is concentrated in Altadena.
The compensation range is $38.46-$43.27 per hour, non-exempt, with placement depending on experience and qualifications. Based on an anticipated schedule of 20 hours per week, this equates to approximately $40,000-$45,000 annually.
