Pay Range: $16.00 - $20.00 per hour (depending on experience)

Typical Schedule: Monday to Friday, 8:00 AM - 4:30 PM

Role Summary

The Maintenance Technician plays a vital role in ensuring the upkeep, safety, and overall appearance of community properties. Working closely with the Maintenance Manager, this role focuses on preventative care, timely repairs, and creating a well-maintained environment for residents.

Responsibilities

• Perform preventative and routine maintenance on community property and equipment
• Manage and complete work orders through the work order system
• Driving association golf cart throughout community to respond to work orders
• Installation and maintenance of drywall.
• Conduct general maintenance, janitorial duties, and groundskeeping
• Carry out regular inspections of grounds, common areas, and buildings
• Identify and report needed repairs, improvements, and safety concerns to the Maintenance Manager
• Apply knowledge in carpentry, concrete, doors, drywall, fencing, cleaning, gutters, locks, plumbing, and painting

• 2+ years of maintenance experience in a residential community requiried
• Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting required
• Experience with Cleaning, Locks, and Gutters is highly desired
• Must be able to speak, read, and write English. Bilingual is a plus
• Must be a proficient problem-solver
• Must know how to use tools, supplies, materials, and chemicals in a manner that does not endanger oneself, other employees, residents, the environment, or the public in general
• Experience and skills with simple electric maintenance are a plus, but not necessary
• Pool maintenance experience is a plus, but not necessary

Physical Requirements

• Ability to stand and walk for extended periods throughout the workday.
• Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
• Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
• Manual dexterity to operate tools, equipment, and machinery safely.
• Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
• Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
• Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
• Ability to wear and use appropriate personal protective equipment (PPE).
• Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
